Mrs. Sergi questioned <br />if the applicants were not restricted to a 100 square foot sign what would be allowed for their <br />frontage and Mr. Mitchell said their frontage is 250 feet and could accommodate both signs. The <br />total proposed signage for the applicant's space is 130 square feet which is not significant. <br />Ms. Rudolph said as the code is designed to address signs 75 feet off the right of way, limits <br />signs to 100 square feet and the setback is 200 feet with a 250 foot frontage she does not believe <br />the request is significant. She believes the city should create a scale for signs depending on <br />building setback and area as one size does not fit all. Mrs. Bellido said that without the gym <br />logo the name Powerhouse does not identify the business the logo identifies that it is a gym and <br />enhances the esthetics of the building. Mrs. Sergi and Mrs. Diver preferred that the logo and <br />sign be combined into one sign rather than two separate wall signs. Ms. Rudolph and Mrs. <br />Bellido believed that the two wall signs as submitted were more aesthetically pleasing and <br />warranted. The setback is 200 feet and as there are only three tenants in the strip with less <br />signage on the building therefore they did not object to the variances. <br />Ms. Rudolph moved, seconded by Ms. Bellido, to grant Powerhouse Gym of 27336 Lorain <br />Road the following variances: 1. A variance for 1 additional wall sign; code permits 1 and <br />2 are shown, section 1163.28(a). 2. A 1 foot variance for a wall sign higher than allowed; <br />code permits 4 ft and 5 ft is shown, section 1163.28(c). Roll call: Bellido, Sergi, Rudolph - <br />yes; Diver - no. Variance granted 3-1. <br />CMS09-10 Ganlev Subaru; 25730 Lorain Road <br />Request for variance (1123.12). Proposal consists of new dealership & signage and the <br />following variances are required: <br />1. A 24.92 foot variance for front yard setback; code requires 75 ft, applicant shows 51.08 ft, <br />section 1139.07. <br />2. An approximate 53 foot variance for displaying merchandise (vehicles) in 75 ft setback; code <br />requires 75 ft, applicant shows approximate 22 ft, section 1139.07. <br />3. A variance for 4 additional wall signs on a building; code permits 1, applicant shows 5, <br />section 1163.28. <br />4. A variance for 3 ground signs on a lot (see note); code permits 1, applicant shows 3, section <br />1163.27 <br />Note: Two ground signs 180 feet apart already exist and an additional new ground sign is <br />proposed. <br />Mr. Durbin and Mr. Lisy were sworn in. Mr. Durbin reviewed the project which consists of <br />demolishing an existing building and constructing a new auto dealership. The variances <br />pertaining to front yard setback and vehicle display are due to the irregular shaped lot. The north <br />side of the parcel abuts residential property so to ensure all rear yard setbacks are met the <br />building was moved forward. Due to the restrictive setbacks of the lot there is no way to <br />construct a commercial development without variances. He noted that the current building is <br />setback 45 feet and the Hyundai building is 35 feet which are both smaller setbacks then the <br />proposed 51 foot. The building will be approximately 15,000 square feet. Ms. Rudolph asked if <br />the building would be two=story or single and Mr. Durbin said although it is tall enough for a two <br />story the upper mezzanine would only house parts and other storage.
