L • } <br />BOARD OF ZONING APPEALS <br />CITY OF NORTH OLMSTED <br />MEETING MINUTES OF MAY 7, 2009 <br />ROLL CALL <br />Mrs. Diver called the meeting to order at 7:35 pm in Council Chambers. <br />Present: Maureen Diver, Nancy Sergi, Laura Bellido, Jennifer Rudolph <br />Staff: Assistant Law Director Bryan O'Malley, Building Commissioner Dave Conway, Clerk <br />of Commissions Donna Rote <br />REVIEW AND CORRECTION OF MINUTES <br />Ms. Rudolph moved, seconded by Mrs. Bellido, to approve the Apri12, 2009 Board of <br />Zoning Appeals minutes which were unanimously, approved 4-0. <br />RESIDENTIAL APPEALS AND REQUESTS: <br />Rickv Fadenholz; 4989 East Park Drive: <br />Request for variance (1123.12), consisting of a barn which requires the following variances: <br />1. A 20 square foot variance for a storage building larger than code allows; code permits 300 sq <br />ft, applicant shows 320 sq ft. <br />2. A variance for two storage buildings on a residential lot; code permits 1, applicant shows 2. <br />Which is in violation of Ord. 90-125 section 1135.02 (d)(1). Note: Applicant has an existing 12' <br />x 16" (192 sq ft) shed which he wishes to keep in addition to the proposed 320 sq ft barn. <br />Mr. Fadenholz was sworn in and said the barn was needed to store woodworking equipment as <br />well as yard tools. The 16' x 20' barn will be professionally constructed to meet code and <br />enhance the value of his home as well as his neighbors'. The lot size lends itself to minimizing <br />the barn's size and visible appearance. Governmental services would not be affected and the <br />spirit of the code would be upheld. Mrs. Diver questioned if the existing shed would be <br />removed. Mr. Fadenholz said once the new barn is completed the existing shed would be rebuilt <br />on the existing slab and be used as a workshop. Mrs. Sergi questioned why such a large barn <br />was needed. Mr. Fadenholz said the size of the barn is to meet all his storage needs. Mr. <br />Conway said although the barn was over code the lot size could accommodate the barn without <br />exceeding lot coverage therefore he had no objections. Mrs. Sergi felt that neither the existing <br />shed nor barn would adversely affect the neighborhood. Mrs. Bellido felt the size of the lot was <br />such that the proposed barn would not be out of place. All members agreed the lot size could <br />accommodate both the barn and existing shed without being a detriment to the neighborhood. <br />Mrs. Sergi moved, seconded by Ms. Rudolph, to grant Ricky Fadenholz of 4989 East Park <br />Drive the following variances: 1. A 20 square foot variance for a storage building (barn) <br />larger than code allows; code permits 300 sq ft, applicant shows 320 sq ft. 2. A variance <br />for two (2) storage buildings on a residential lot; code permits 1, applicant shows 2, which <br />was unanimously, approved 4-0.
