Mr. O'Malley said consideration could be given as they are removing a non-confonning pole <br />sign and providing a master sign paclcage for the entire plaza. Consideration should also be <br />given to the rear tenants whose wall signs are not visible along Lorain Road. He suggested <br />conditioning any approval tipon the new sign package being involced. Mr. Listati said the master <br />sign paclcage was clear that new tenants would be required to follow the sign paclcage. <br />Ms. Rudolph felt given the layout of the Uuildings and the tenant's signs being divided between <br />both ground signs the variances were wananted. The spirit and intent of the zoning code would <br />be upheld, the character of the neighborhood would not be affected, and the future tenants will <br />have smaller wall signs. Mrs. Bellido said she felt the new sign would enhance the site and the <br />pole sign needed to be removed. Mrs. Sergi commended the applicants for the master sign plan <br />and based upon the layout of the site two grotmd signs are warranted. There is a beneficial use <br />without variances, but as long as the tenant signs are not duplicated on both signs she does not <br />object and although the size of the variance is large the layout of the site justifies the request. <br />Goveminental services would not be affected nor would the neighborhood. Mrs. Diver agreed <br />the variances were warranted. Mr. O'Malley commended the owner for worlcing with the city <br />and noted the Planning Director's memo expressed her acceptance of the master sign paclcage. <br />Ms. Rudolph moved, seconded by Mrs. Bellido, to grant Carter Plaza of 24747 Loraiu <br />Road the foilowing variances in relation to a new ground sign: <br />1. A variance for a second ground sign on a lot; code permits 1, applicant shows 2, <br />conditioued upon tlie non-conforming pole sign being removed. <br />2. A 20 foot variance for ground signs to close to each othei•; code requires 200 ft, <br />applicant shows 180 ft. <br />3. A 174 square foot variance for total signage on a lot; code permits 385 sq ft, applicant <br />shows 559 sq ft., conditioned upon the prospective enforcement of the master sign plan. <br />The motion was unanimously approved 4-0. <br />COMIVIUNICA'I'IONS <br />Mi•s.
