requires 50 ft, applicant shows 381, which is in violation of Ord. 90-125 section 1135.08 (a) <br />and was unanimously approved 5-0. <br />N0N-RESIDENTIAL APPEALS AND REQUESTS: <br />Welcome House; 29778 Lorain Road; <br />Request for variance (1123.12). The proposal consists of a new ground signage <br />The following variances are requested: <br />A variance for a ground sign located within the 35 foot line of sight triangle code does not <br />pennit; applicant shows 1 which is in violation of Ord. 90-125 section 1163.17 a. Note: BZA <br />tabled 11/06/08 & applicant requested to be tabled 12/4/08. <br />Mr. Tony Thomas the Executive Director for Welcome House was present to be sworn in and <br />address the request. Mr. Thomas said that the sign was installed for the group home for <br />visiUility. When he received the definition for placing the sign on the site they thought that the <br />sign was placed within code. Although they did move the sign to allow a safe distance from <br />existing standpipes and gas lines located in the area. However once it was measured and found <br />to be off they realized placing the sign to code would be too close to the standpipe and gas lines. <br />There is also a manhole cover for access to the sewer which can not be bloclced. The sign is now <br />5 feet from the manhole and standpipes. Ms. Rudolph aslced the dimensions of the sign. Mr. <br />Thomas said the sign is 5' x 3' and was installed in late October or early November. Mr. Menser <br />suggested moving the sign north 10 feet which would place the sign out of the triangle and <br />would still be visible from the street. Mr. Mitchell said that the sign itself is only 48 inches long <br />and if inoved 10 feet north it would not require a variance. Mrs. Sergi said although she does not <br />lilce to see signs out of code, while traveling to and from the site she noted that moving the sign <br />north too much more would create issues. for vehicles entering and exiting the site. Mr. Thomas <br />felt that moving the sign 10 feet north could create issues for visibility and vehicles exiting the <br />site. A Urief discussion ensued regarding parlcing baclc, front and side parlcing on the site and the <br />affects of the monument sign being moved further baclc. Mr. Mitchell showed board members <br />the location of the sewer and gas lines on the plans. The board felt that moving the ground sign <br />5 feet northeast would be out of the triangle and provide visibility needed. Mr. Thomas asked if <br />they could wait until spring to move the ground sign as the ground is frozen. Assistant Building <br />Commissioner Mitchell, Assistant Law Director O'Malley and Board members voiced they had <br />no objections to moving the ground sign once the ground thawed in the spring. Mr. Thomas said <br />that being approved to move the sign in the spring he would withdraw his variance request and <br />move the sign 5 feet northeastward come early spring. <br />Save-A-Lot; 23000 Lorain Road: <br />Request for variance (1123.12). The proposal consists of signage <br />The following variances are requested: <br />1. A 2 foot 2 inch variance for a wall sign higher than code allows (note 1), code permits 4 ft, <br />applicant's shows 6' 2", section 1163.28 (c). <br />2. A variance for 2 additional wall signs on a unit (note 2), code permits 1 applicant shows 3 <br />section 1163.28 (a). <br />3. A 106.6 square foot variance for total square footage of wall signs on a unit, code permits 96 <br />sq ft, applicant shows 202.6, section 1163.25 (c). <br />4. A 53.3 square foot variance for total square footage of wall signs on a building (note 3), code <br />permits 240 sq ft, applicant shows 293.3 sq ft section 1163.25 (b). <br />5. A 3 square foot variance for a wall sigiz larger than code allows (note 1) code permits 100 sq <br />ft, applicant shows 103 sq ft, section 1163.28 (c). <br />2
