Mr. Selcaniclc said they are working towards malcing the site meet the Dunkin' Donuts franchise <br />image. The new vestibule will improve the building's customer accessibility. The location of the <br />wall signs was chosen as it is the only location which would accommodate the signs. The <br />mansard design will be replaced and the parapet height extended. The colors chosen are earth <br />tones with the exception of the orange awnings which will have no signage. The lower elevation <br />will be entirely briclc; the parapet wall will be cement board. Finishes have been chosen to <br />ensure durability and maintenance free qualities. The wording "optional trees" will be removed <br />and the trees will be installed. The project improves all four sides of the building. The southern <br />window will be removed and filled in with decorative brick. Landscape is added along the south <br />and new doors added to the dumpster area. <br />Mr. Malone said the three crab apple trees were warranted and the sizing of the boxwood bushes <br />should be 24 to 30 incb tall when planted. The landscaping has very little color throughout and it <br />would benefit the site to add Stella D'Oro daylilies or other multi season flowering perennials <br />throughout the landscaping beds. Mr. Parry said building upgrades would be welcoined. To <br />eliminate vehicles from parlcing in front of the new vestibule the striped area should be continued <br />north along the front of the vestibule. Mr. Selcanick said they would stripe the area to ensure it is <br />defined as a no parlcing area. Mrs. Meredith asked if the existing and proposed ground signs <br />were in the same location. Mr. Selcanick said the sign setback is the same however it's moved <br />away from the interior curb line to ensure it doesn't become damaged. The west curb cut is <br />mainly used as an entrance point due to its proximity to Whitethorn and Lorain Road traffic <br />lights. The ground sign is needed as the building is not visible to traffic westbound on Lorain <br />Road until it is almost past the site. The lot is very restrictive and to maintain the existing <br />parking spaces and improve the ingress/egress of the building the ground sign location is limited. <br />Mr. Cotner welcomed the improvements and questioned how the landscaping would be <br />maintained as no irrigation was shown on the plan. Mr. Sekanick said the site does not have an <br />inigation system but all landscaping will have a notation to be maintained for a year in the <br />building specs. Staff pointed out that once the landscape plans are approved it must be <br />inaintained as approved through property maintenance and conformance to approved plans. <br />Mr. Sites representing the bank aslced if there would ?ibe any parlcing spaces eliminated and Ms <br />Wenger said the parlcing total would be the same. Ms. Mone aslced if there would be any lights <br />or curb cuts added to the site. No curb cuts will be added and building lighting will consist of <br />decorative gooseneclc lights over canopies and wall paclcs along the rear. Mr. Laslco noted that <br />the Whitethorn curb cut was for access to the dumpster enclosure only. <br />Mr. Lasko moved, seconded by Mrs. Meredith, to recommend the Board of Zoning <br />Appeals grant CMS10-05: Dunkin Donuts of 26963 Lorain Road sign variances for a <br />ground sign located within the right of way setback and a 1 foot 4 inch variance for a wall <br />sign too close to another sign, which was unanimously approved 5-0. The commission's <br />recommendations are based on the site's location, the monument sign replacing an existing sign <br />and the property's need for visibility. Two wall signs are allowed as the site fronts two roads; <br />the front elevation is the only visible elevation and the applicants forgo their option to have a <br />wall sign on any other elevation. <br />Mr. Lasko moved, seconded by 1VIr.
