CITI( OF IdORTFi Ol.fNSTED <br />PLANNIRlG & DESIGN COMMISSION <br />GOR1D11'IONAL l1SE PERMIT - REPORT OF FINDINCS <br />The Planning & Design Commission, based upon substantial, probative and reliable evidence in regards <br />to the standards for a Conditional Use Permit, as presented at the meeting of MARCH 23, 2011, hereby <br />renders the following findings and issues the following report on the Conditional Use Permit requested: <br />Conditional Use Permit for: American Radiator of 30514 Lorain Road <br />Findings as to conditions and standards: <br />a. Z yes ? no birector J Q Date <br />f. ? yes ? no <br />ADI)ITIO11oTTAL STANDARDS AlVD CONllITIONS: <br />In addition to complying with the above standards, other conditions as determined appropriate by the <br />Planning & Design Commission as related to each application may also be included in the conditional use <br />permit. Accordingly, subject to the applicant's satisfaction of the following conditions, the Commission <br />hereby finds and recommends that the Conditional Use Permit be subject to the following: <br />SPECIFIC ADDITIONAL CONDITIONS OF APPROVAL, IF ANY: <br />• The parking lot will be striped. <br />• Four eversreen trees will be planted north of the narking lot. <br />• Trim or replace shrubs at the corner of Barton and Lorain Itoads to improve visibili <br />• All sarbage and containers will be inside or entirelv evithin the existing screenecl area; no <br />outdoor storase or dumpster. <br />• No work will be nerformed on the north side outside of the building. <br />• The guard rail along the west will be removed. The guard rail along the north will be replaceal <br />and spreading 1univers installed for buffering. <br />• The southeast curb cut will be marked as ingress onlv. <br />CONDITIONAI, USE PEYaNIIT APPROVAL. <br />The Planning & Design Commission, upon making a finding, shall forward the application and <br />a report of its findings to Council for its confirmation and a determination as to whether the proposed use <br />is consistent with the legislative purposes of this Zoning Code. <br />The approval of a conditional use permit shall become null and void if the construction of a <br />building or related site improvements is not started within one year following the date of approval. <br />Accordingly, based on the foregoing findings and subject to the conditions, if any, the Planning & Design <br />Commission hereby recommends that the above Conditional Use Permit be: <br />DENIEI) <br />Planning & Design Commission Chair <br />S a /l <br />Date <br />Updated 2007
