?.- <br />protection for the homeowners. Ms. Wenger provided clarification and said the setback <br />restrictions would be even greater with the new zoning. Mr. Alan Pollack and Mark Pollack, <br />the resident's sons, asked for more information as well. Mr. Alan Pollack asked about having <br />green space with a deed restriction. Mr. Bohlmann said he is unaware of any deed restriction <br />and asked the Assistant Law Director if it could ever be lifted. Mr. O'Malley said that would <br />have to be examined. Mr. Parry said the zoning request involves double frontage and he <br />expressed concern about where the driveways would be placed. Mr. Alan Pollack asked if the <br />plans for the project could be put on the City's website. Ms. Wenger said the plans will be <br />available at City Hall and reminded everyone that they are preliminary drawings. Mr. Mark <br />Pollack asked about notification for future meetings. <br />Ms. Wenger explained the notice requirements and said a posting is put on the website as well. <br />There was further discussion about a deed restriction. Mr. Berardi said that deed restrictions <br />have worked in many places and he added that they have no intention of putting a drive out to <br />Whitetliorn. He pointed out that the average age of the residerits of the proposed facility will be <br />77 years old and there would be 0.46 trips per person per day between the hours of 10:00 am <br />and 4:00 pm, on average. <br />Jack Esgar, 5097 Whitethorn, came forward to ask about water or sewer connection to <br />Whitethorn. Mrs. Meredith asked if an engineering study will be done. Mr. DiFranco said they <br />will look at it and he added that a 36 unit facility will have minimum impact. <br />Mr. Parry said the location is good for senior housing but he is concerned about the effect on the <br />rest of the property. The development plan needs to meet code and a lot split may mean St: <br />Richard's cannot meet code, but generally he is supportive of the project. Mr. Bohlmann said <br />the project is great conceptually but it does not fit the area. Mr. Malone said conceptually the <br />plan is great but the number of parking spots being taken out is an issue. Mrs. Meredith <br />indicated she is also concerned with parking. She said the sidewalk on Country Club is an issue <br />as well. She said North Olmsted is not a walkable city and this needs to be looked at further. <br />She is looking forward to more detail from the applicant at the next meeting. Mr. Parry said he <br />is looking for more information about church parking, and seating capacity. Mr. Berardi <br />thanked those present for the input and assured everyone that more detail will be forthcoming. <br />They will prepare a revised plan with parking detail included and will send along to the <br />Planning and Development Director. Ms. Wenger said another notice will go out to the <br />residents about the next meeting. <br />Ms. Meredith moved to table the proposal for CMS11-05: Catholic Charities Housing <br />Corp. Senior Living Facility; 26855 Lorain Road to rezone PPN 235-03-010, PPN 235-03- <br />016 and a portion of PPN 235-03=015, an area totaling approximately 2.2286 acres, from <br />B-Single Residence District to Senior Residence District until the applicant comes back <br />with more detail, seconded by Mr. Bohlmann. Motion passed unanimously. <br />Mrs. Meredith said the applicant will be back with more information that has been requested of <br />them and there will be another notice for the meeting to take place in two weeks. She said there <br />will be a public hearing on April 12th at 7:00 pm before City Council which will give residents <br />plenty of opportunity to ask questions and be heard. <br />3
