Tallon; T. Brennan; D. Cameron-Alston; R. Koeth; W. Spalcling; and S. Asseff- <br />Absent: K O'Rourke <br />Also Present: Building Commissioner Conway; City Engineer Deichmann; Assistant Law Director <br />Dubelko; and Clerk of Commissions Cornish. <br />II. REVIEW AND CORRECTION OF MIl%TUTES: <br />R. Tallon moved to approve the planuing commission minutes of May 12, 1998, seconded by R <br />Koeth and u.nanimously approved. <br />III. BUII,DING DEPARTMENT REQUESTS: <br />A) <br />Proposal consists of receiving the approval of the new store front, and re-stripping of parking lot. <br />Heard by Plauniug commission May 12, 1998. <br />Mr. Tallon announced the proposal for Developers Diversified Realty Corp. (Home Depot) will <br />be tabled until the next planning commission meeting (June 9, 1998) if as a recommendation is <br />needed from the architectural review board. , <br />B) Harsax Complex'Phase II: 6769 to 31400 Industrial Parkwav <br />Proposal to construct a new? office/ warehouse building. <br />Mr. Cooper, project manager, presented the proposal to construct an identical building to what <br />was approved for Phase I. In response to a question from Mr. Koeth, Mr. Cooper confirmed <br />there was a sidewalk constructed with phase I and this sidewalk will continue into the proposed <br />Phase II. Mr.' Tallon questioned if any variances would be needed, particularly for parking. Mr. <br />Conway advised his assistant did not raise any parking concerns when revie'wing the plan. In <br />response to a question concerning flooding, City Engineer Deichmann advised this project will <br />include a storm water retention system and he was not aware of any storm water problems on <br />Industrial Parkway at this point. Mr. Koeth questioned if the wooden fence would run <br />continuously along the property line. Mr. Cooper clarified the fence in question belongs to the <br />neighboring property. He noted the neighbor constructed this fence in order to minimi?e the <br />amount of scrap. metal theft from the dumpster. All building materials will match the existing <br />building. Chairmvi Tallon opened discussion up for audience participation, but no interest was <br />expressed. Mr. Tallon noted the property is rather banen. <br />R. Tallon motioned to approve the Harsax Complex Phase II, 6769 to 31400 Industrial Parkway a <br />proposal to construct a new office warehouse building. The motion was seconded by T. Brennan <br />and unanimously approved. <br />C) Bakers Square, 24025 Lorain Road: <br />Proposal consists of exterior re-imaging, lighting, and signage. <br />Mr. Forester, Director of Architectural Services, presented the proposaL As basic background <br />information on the company it was noted Bakers square has eleven different building styles and <br />sixty-five stores were remodeled last year in Chicago and Minueapolis. The proposal for Bakers <br />Square in North Olmsted is part of a larger package to remodel all the Bakers Square restaurants <br />in the Cleveland area. Photographs of similar stores were presented with the plans. Mr. Forester <br />explained in summary the proposal is to: replace the existing clay tower roof on the building with <br />a new standing metal roof; incorporate a new dormer on the front side of the building facing
