Mr. Parisi further explained they have modified their prototypical <br />proposal for a garden center to blend in with the rest of the shopping center. He noted typically <br />a chain link fence is utilized around the garden center, but in this project they have proposed <br />architectural fence supplemented with pilasters to soften the overall look and make it in keeping <br />with the colors established. Mr. Skoulis, advised he was heavily involved when Wa1 Mart was <br />proposed, and although he was not fighting Wal Mart, they wanted to modify the design so that <br />it is more in keeping with the community. He noted the prototypical Wal Mart has the colors <br />red, white, and blue, • however, Wal Mart eventually compromised with the community and <br />backed down on their prototypical package. Mr. Skoulis wondered if Home Depot would be <br />willing to subdue their corporate colors in much the same way as he felt the colors are gaudy. <br />He noted the developer could accommodate the community with the sign presentation by: <br />presenting a more subdued color for the orange band underneath; eliminating the word "The" on <br />the building sign; and shrinking the size of the letters and the sign facia. Ms. Diver, a concernecl <br />resident, provided an e)?cerpt from an article entitled "How Super Store Sprawls Can Harm <br />Communities". She highlighted some important points including that Home Depot was willing to <br />compromise with the Tu1sa community to preserve the historic structure of "The Home Depot" <br />in that eity. Ms. Diver added these issues to "The Home Depot" are relatively small, but to the <br />North Olmsted commuuity the issues raised are extremely important. Mr. Yager did not believe <br />Developers Diversified suggested anythiug in their colors that allowed the architectural review <br />board to reject any one color but he maintained there shou.ld be some consistency possibly on the <br />shade of the color. He elaborated, for example the Petsmart sign incorporates an orange band <br />under the arch area and if that color matches the Home Depot's light soft muted orange that <br />would be acceptable. Although Mr. Yager saw no problem with the colors, he had some <br />concerns about the facade as a whole and the treatment of the elements. He suggested that the <br />board table this proposal so that the developer has time to present an acceptable rendering. Mr. <br />Liggett added when the revised drawings are presented he would like to see the drawings <br />expanded. He elaborated this should include the entire front facade o£ the shopping center so <br />that the relationship of Home Depot can be reviewed in comparison to the rest of the shopping <br />center. Mr. Barrow explained he did not want to put the garden center on the back of the <br />building as that will mingle customer traffic and delivery traffc. He asked for a brief recess to <br />discuss alternatives to the front facade. The board called a five minute recess. Following the <br />recess, Mr. Barrow advised he has some ideas on modifying the elevation and questioned if the <br />board would be open to a special meeting for this review as the next meeting will not be held <br />until7une 17, 1998. The clerk noted if this is tabled until June, it will still be required to retum to <br />planning commission and will not go to council for final approval u.ntil August. The members <br />went over the calendar schedule. It was noted if a special architectural review board meeting is <br />called for the first week in June, this could come back to planning on June 9, 1998, but it still <br />may not get to council before August unless a B.Z.D. committee meeting is called prior to the <br />June 16, 1998 Council meeting. Mr. Barrow questioned who determines the dates of the B.Z.D. <br />meetings and was advised the chairman of the committee would be responsible for calling a <br />meeting. Mr. Ryinarczyk was under the impression the B.Z.D. committee was in the process of <br />standardizing their meetings for possibly the first Monday of the month and since council will not <br />meet in July, the next B.Z.D. meeting available may not be until August. The developer agreed <br />to meet with the board for an informal meeting and a special architectural review board meeting <br />will be called the first week in June so that a recommendation can be made to plawiing <br />coinmission. If all goes as planned the proposal can be heard by plamuug commission on Ju.ne 9, <br />1998 and the board encouraged the B.Z.D. committee to call a special meeting before the second <br />6
