If the addition could be moved further to the north it <br />could eliminate the variances needed. Mr. Beatty inquired as to how far the structure would <br />need to be moved. Mr. Conway indicated that it would need to be moved 60 feet. Mr. Batty <br />questioned if he eliminated the height variance would it be possible to get the setback variance. <br />As the addition will not go any further than the existing building does. Mr. Conway commented <br />that the Planning Commission would make a recommendation to the Board of Zoning Appeals <br />board whether they think the variance should be granted or not, but the Board of Zoning <br />Appeals has the final decision. Mr. Tallon remarked that the Planning Commission would like <br />to see the required variances eliminated. Mr. Batty suggested that the church would like to <br />keep the table and chair room close as possible to the main classrooms. He suggested flipping <br />the gym itself and lowering the roof on the southern side of the property. W. Koeth <br />commented that there would be 3 additional classrooms, a warming kitchen, additional <br />bathrooms, a utility room, the table and chair room and a corridor. W. Beatty indicated that he <br />was correct. Mr. Tallon remarked that if the whole addition is moved north and the corridor <br />placed on the other side of the table and chair room the new corridor would still be in alignment <br />with the existing corridor. He believed it would eliminate both the setback and height variances <br />needed. He questioned if there would be any other variances needed. Mr. Conway commented <br />that as the existing building is non-confornung, a special permit to add to a non-confornung <br />building would be needed. Mr. Tallon indicated that he would like to see the plans reworked so <br />that the sideyard variance is not needed. Mr. Betty indicated that he would do his best to <br />eliminate the variances needed. Mr. Tallon indicated that the board wanted the addition to be <br />all brick. W. Asseff questioned if the applicant did what was requested would a variance still <br />be required. Mr. T'allon indicated that if the applicant moves the addition 75 feet "no", but if the <br />addition were only moved 60 feet then a 15-foot variance would be needed. Mr. Conway <br />commented that if the classrooms were moved to the south side of the addition the setback <br />would be 50 feet as they are not an assembly use and there would be a buffer between the gym <br />and residents. Mr. Beatty indicated that he would move the classrooms to the south side and <br />the roof of the classrooms would be low enough to eliminate the height variance needed. <br />R. Tallon motioned to send North Olmsted Baptist Church of 4816 Dover Center Road which <br />consists of adding a recreation center to the existing Church to the Architectural Review Board <br />for their recommendations. They are to have the new plans that show the reworking of the <br />addition such as the classrooms to the south of the addition, the building moved 50 feet back <br />and that the addition is to be entirely,brick. The proposal will then returri to the Planning <br />Commission on October 26, 1999 for final review. The motion was seconded by K. O'Rourke <br />and unanimously approved. Motion Carried. In the framing of the motion the clerk announced <br />the date and time of the Architectural Review Board meeting and indicated that no further <br />notices would be sent out. <br />2).
