ROLL CALL: <br />Chairman Tallon called the meeting to order at 7:30pm. <br />PRESENT: Chairman, R. Tallon, Commissioners, K. O'Rourke, R. Koeth, T. Hreha, and T. <br />Brennan. <br />ALSO PRESENT City Engineer, P. Deichmann, Assistant Building Commissioner, T. <br />Rymarczyk, and Clerk of Commissions, D. Rote. <br />ABSENT Commissioners, S. Asseff and W. Spalding. <br />II. REVIEW AND CORIZECTION OF NIlNUTES: Minutes of the March 9,1999 and April <br />27,1999, Planning Commission meetings have been submitted for review. <br />R. Tallon motioned to approve the March 9, 1999 Planni.ng Commission minutes as written. The <br />motion was seconded by, K. O'Rourke and unanimously approved. <br />R. Tallon motioned to approve the Apri127, 1999 Planning Commission minutes as written. The <br />motion was seconded by, T. Brennan and unanimously approved. <br />III. BLJII,DING DEPARTMENT REQUESTS: <br />1. Motorcars Chrvsler Plvmouth Jeep• 27500 Lorain Road: <br />Proposal consists of using a self-contained modular office (trailer) on the existing car lot. <br />Chairman Tallon called all interested parties forward to present their proposal. Mr. Murray, with <br />Motor Cars came forward to present the proposal. 1VIr. 1Vlurray indicated he was present to <br />request that 1Vlotorcars be allowed to place a 40' by 11.9-foot modular unit on their lot. It would <br />be used as a sales office for used cars. There will be an awning added to the unit as well as <br />landscaping. Mr, Murray showed the board memUers pictures of units similar to what would be <br />used. He commented that Jay's landscaping would place landscape boxes, containing shrubbery <br />in front of the offi'ice. The unit would be placed about 75'feet from Mr. Hills property which, in <br />January Motor Cars was before the board asking to have part of 1VIr. Hills property rezoned. As <br />that proposal was denied the placement would be 75'feet from his lot line, and 10'feet from the <br />sideyard, which is currently a car wash. The Ohio State board of building standards has <br />approved the modular unit. It is self contained and electrically heated. The purpose of the unit is <br />to accommodate the customers and salesman, so they don't have to walk all the way back to the <br />rear building. This type of modular unit has been used in other areas and seams to work well. <br />Mr. 1Vlurray suggested the City Engineer indicated that the lot was not big enough for the <br />modular unit. Therefore it is at the recommendation of the City Engineer that the two parcels be <br />combined. He further commented that the height of the modular unit would be 8'feet high. Mrs. <br />O'Rourke asked if the canopy would be the same color as in the picture and if it was a fabric or <br />metal canopy. Mr. Tallon asked if the applicant had a cutting of the awning that would be used. <br />Mr. Murray indicated he did not know the color "nor" did he have a sample of the awning that <br />would be used. Mr. Koeth asked why the modular unit was chosen over a building. Mr. Murray <br />indicated it was less costly. N1r. Hreha suggested the unit would be unsightly. Mr. Murray <br />reviewed that it would be very nice looking, that other motor car dealers use them, landscaping
