.• <br />Tallon indicated there is just too many problems with this to work . There are to many easements <br />needed for this proposal to be approved. <br />R. Ta11on motioned to turn down the proposal of Jones, Andrews, Dansberg: Their proposal to <br />re-align permanent parcels 231-32-009 & 231-32-023, forming three(3) new parcels, each <br />currently having residential structures. Location is the west side of Columbia Road between <br />Gessner Road and Florence Avenue. Zoning is B-Residence, Single entirely and all proposed <br />parcels conform to Zoning Code requirements for area and lot depth. Proposed parcel A does <br />not have sufficient frontage at the fifty (50) feet setback line. Note that additional access <br />easements will be required as well as a variance. The motion was seconded by, K. O'Rourke, <br />and unanimously approved. Proposal I)enied. <br />B) Natesan (S V. Development Corp.) Lot split: <br />The proposal is to split permanent parcel No: 231-29-013 which has frontage on both Lorain Road and <br />Gessner Road, into two (2) parcels. As existing, the parcel is "Zone Divided" (Retail Business General <br />fronting Lorain and C-Residence, Single fronting Gessner), with the proposed split being along the Zone <br />Line. The proposed residential parcel conforms to both area of frontage requirements of the Zoning Code; <br />the Retail Business parcel does not conform to either area or frontage requirement. <br />Chairman Tallon reviewed Natesan's (S.V. Development Corp.) Lot split request and called all interested <br />parties forward to present their proposal. Mr. Natesan suggested he purchased the property a few years <br />ago, with the intent of put a doctors office in place. The front has an existing building and the back of the <br />lot is empty. The neighbors which are on the back of the lot have suggested that kids are hanging out on <br />the lot smoking and drinking. He would like to sell the back lot so a home can be built. Mr. Tallon <br />indicated splitting the parcel makes sense. No further questions were asked. <br />R. Tallon motioned to approve the proposal to split permanent parcel No: 231-29-013 which has frontage <br />on both Lorain Road and Gessner Road, into two (2) parcels. As existing, the parcel is "Zone Divided" <br />(Retail Business General fronting Lorain and C-Residence, Single fronting Gessner), with the proposed <br />split being along the Zone Line. In the framing of the motion Mr. Dubelko indicated looking at this from a <br />practical view point if a developer came and proposed a retail plan in the resident portion of this lot the <br />City would not allow it.
