suggested he thought the architects would agree to the parapets on either side, but was not
sure they would decrease the width by a third. Mrs. Schulz indicated that the tenants are not
in a strip center where you need to fight to be seen. Mr. Liggett suggested showing what the
site would look like with the new addition so the board could see how it would balance the
new facade. Mr. Blair indicated that he had a plan that would show an addition at the office,
but felt the Planning Commission may view that plan as a submittal for an addition. NIr. Elbin
suggested that they were trying to get the current tenant in the building in a timely manor.
Mr. Yager questioned what type of time frame they were working with. Mr. Blair suggested
they would like to open in February. They would like to start construction on the building in
November. Mr. Yager indicated that the Architectural Review Board met monthly and the
proposal should be tabled. There are esthetic issues that need to be addressed such as
proportion of pilaster to capping, proportion of glass to E.F.I.S. system, what the E.F.I.S.
system color is, you say cream, but we need to know the name of the color. Mr. Yager
questioned Mr. Rymarczyk if the applicants could start work on the inside of the building even
if the front facade was being tabled. Mr. Rymarczyk indicated that they could do interior
work only. NIr. Blair suggested the Architectural Review Boards suggestions help allot. Mr.
Xager suggested address the mechanical units, landscaping, facade to canopy height
something other then efface up to the canopy height, as the weather does a number on efface.
Just use a masonry type material that is the same color as the E.F.I.S. Mr. Elbin questioned if
they would go to the Planning Commission board next week. Mr. Yager suggested that
would be up to their chairman as to if they would want you tabled until you return here. It
really wouldn't hurt to wait a month as you could start your mechanical work now and the
facade is usually done later anyway.
M. Yager tabled Developers Diversified (Babies "R" Us) of 26520 Lorain Avenue their
proposal, which consists of renovating the exterior building of the former Best Products
building. Addressing the following issues; The landscaping plan should coordinate with the
building layout and design. The facade should be reviewed for proportions subtracting plus or
minus a 1/3 offthe facade. The brick area and mecharucaY units should be hidden with a fascia
material. The base should a CMU material.
VI. ADJOURNMENT:
Acting Chairman Yager motioned to excuse the absence of Chairman Zergott and adjourn the
meeting. The motion was seconded by T.
