<br />Chairman Gomersall indicated that he received a fax from the applicant requesting that his proposal ? <br />be tabled until the November 4, 1999 Board of Zoning Appeals meeting. <br />J. Maloney motioned to table Columbia Land Development of 4647 Great Northern Blvd. until the <br />November 4; 1999 Board of Zoning Appeals meeting. The motion was seconded by J. Konold and <br />unanimously approved. Request Tabled. <br />2. Mike Lupeu6185 Mckenzie Rd: <br />Request for variance (1123.12). Proposal consists of enlarging the existing garage. <br />The following variances are requested: <br />1) A special permit to add to a non-conforming building, (1165.02). <br />2) A 473 square foot variance for garage area, (code permits 750sq ft, applicant shows 1223sq ft, <br />section (1135.02 cl). <br />A 9 foot 6 inch variance for distance from dwelling, (code requires 15ft, applicant shows Sft <br />61nches, section (1135.02 c2). Which is in violation of Ord. 90-125 sections, (1165.02) and <br />(1135.02 Cl). Note: l. Existing non-conforming building is 713sqft, 1'.0" plus or minus from the <br />north lot line. 2. Support posts and 2x10 framing identified on drawing as "existing" are recently <br />erected without a permit. <br />Chairman Gomersall called all interested parties forward, and reviewed the variances requested. <br />Mr. Lupeu came forward to review his request. NIr. Lupeu indicated that the building was existing <br />and the roof was flat and leaking so he needed to fix the roof. Mr. Gomersall reviewed that the <br />type of roof was not relevant, only the variances being requested needed to be addressed. Mr. <br />Lupeu indicated that the roof needed to be replaced and he would like to have room for storage. <br />Mr. Gomersall commented that the applicant started the work prior to getting a permit. Mr. <br />Kremzar indicated that he was concerned that the roof would drain into the neighbor's yard. Mr. <br />Lupeu suggested that there was a gutter that will be ran to the ditch. Mr. Conway suggested that <br />the proposed gutter needed to be bigger to handle the water. Mr. Maloney commented that the <br />building itself looked to be right on the lot line and questioned the exact location of the building. <br />Mr. Lupeu suggested that the Darage was 1 foot offthe lot line. Mr. Gomersall questioned how the <br />applicant would maintain the side of the garage. Mr. Lupeu indicated that the building itself is an <br />existing building lze is only replacing the roof and adding to the side of the garage on his property. <br />Mr. Gomersall reviewed that the applicant was taking a chance starting the work before he attended <br />this meeting as the board could deny the request. Mr. Kremzar questioned if the Building <br />commissioner could review what was presently in place. Mr. Conway reviewed the existing <br />structures and indicated that he was not aware of the type of roof that was there before. Mr. <br />Maloney suggested that if a commercial drain was used and tied into a drain it should O.K.. Mr. <br />Conway questioned if Mr. Lupeu would be able to drain the gutters into a downspout and take it <br />out to a ditch. Mr. Lupeu indicated "yes". Mr. Conway suggested putting a condition on the <br />variance that the Engineering Department would have to approve the proposed drainage. No <br />further comments were made. <br />J.
