,:- <br />l <br />questioned if in an industrial area is the parking based on square footage. Mr. Conway indicated <br />the parking is based on seating counts from the bleachers and standing area. Mr. Conway <br />indicated that if Soccer Sportsplex were to become industrial, 80% of the parking would have to <br />be removed. Mr. Conway re-iterated that no additional seating would be added. Mr. Schmidt <br />indicated that when the building was first built, some citizens had concerns about the parking, but <br />the problem was addressed by changing the times of tournaments and intervals on the playing <br />fields. He indicated that over the years that they make sure that traffic flow works to their <br />advantage, so there aren't people always trying to find a place to park. Mr. Schmidt also indicated <br />that there has never been parking on Lorain Rd. Mr. Tallon questioned whether there was <br />enough parking. Mr. Conway replied "yes". Mr. Conway questioned if Soccer Sportsplex would <br />be including the loading docks on the new drawing. Mr. Schmidt replied "yes". Mr. Allan agrees <br />that the proposed addition should match the existing structure. Mr. Schmidt indicated Soccer <br />Sportsplex is trying to keep costs down with the idea that the building will always have another <br />use, which is why the building has an offset and the roofline is going to be of a different design. <br />Mrs. O'Rourke commented that she had visited the Sportsplex and was very impressed with the <br />facility. Mr. Allan indicated he wouldn't want to see the Taj Mahal with a mobile home attached c <br />to it. Mr. Schmidt indicated that wasn't the purpose. He indicated he would not make the j <br />A <br />financial investment to put a mobile home behind the Taj Mahal. Mr. Allan suggested Mr. <br />Schmidt keep that in mind with the exterior. Mr. Schmidt indicated that Star Builders would be <br />coming back to finish the building. Mr. Tallon questioned that if a garage door was being shown <br />on the westerly elevation. Mr. Schmidt indicated "yes." Mr. Conway questioned that Mr. <br />Schmidt indicated earlier that the only doors would be "man doors". Mr. Schmidt indicated that <br />on the west elevation facing the north on the offset corner would be the garage door. Mrs. <br />O'Rourke questioned if there was a need for a loading dock at this time. Mr. Schmidt indicated <br />"not at this time". A neighbor came forward to comment on the soccer facility indicating that the <br />operations for the parking ran very smoothly, but questioned where the addition will be. 1VIr. <br />Schmidt indicated the addition would be to the rear of the building. <br />R. Tallon motioned have Soccer Sportsplex of 31515 Lorain Rd. sent to Architectural Review <br />Board. R. Tallon motioned to then have Soccer Sportsplex return to Planning Commission for <br />the final approval after the lighting is shown on, the revised prints, as well as the conclusion of the <br />loading docks and the masonry to the addition to match the existing building. The motion was <br />seconded by K. O'Rourke and unanimously approved. Motion cara-ied. <br />3. Elias Bros.; 26770 Lorain Rd. <br />Proposal consists of demolishing the existing restaurant and replacing it with a Steak N' Shake <br />Restaurant and Quick-Change building. NOTE: At the request of the applicant, the proposal has <br />been postponed until the April 11 2000 Planning Commission meeting. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />4
