Lot Consolidation Needed. <br />Chairman Maloney called all interested parties forward to review the proposal. The oath was <br />administered to Mr. Goold,. the owner of Lighthouse pools, Steve Schill the architect Mr. Molnar, <br />and Mr. Peters, both neighbors. Mr. Schill presented pictures of the site for the board to see. He <br />indicated that he would review each variance requested. The first is a front yard setback, it is needed <br />so that they can extend the existing building as well as match the building materials. The second <br />variance needed is an 18 foot-corner lot setback. Third is a 13 foot parking setback which 2 will be <br />landbanked. The fourth is a 10-foot parking variance to match what is currently there and the new <br />building will improve that by 2 feet. Fifth variance is needed as the owner does not believe that there <br />is a need for a loading zone as his deliveries do not warrant one. There will be no new tenants as the <br />existing business is expanding. The Big and Tall store will be expanded and five (5) other tenants will <br />leave the center. Therefore, the amount of traffic to the site will decrease. The owner feels that the <br />27 car parking variance is warranted. The seventh variance is for curbing and there will be curbing <br />added, but it will match the existing asphalt curbing. Mr. Peters indicated that the plans sound good <br />to him and he was present just to see what was being done. Mr. Molnar questioned the curbing and <br />water retention as there is water from this site, flooding on to the lot he owns. He would like to <br />make sure there is proper landscaping ancl drainage for the site. He suggested that he had the land <br />surveyed and the landscaping is on his property according to the surveyor. Mr. Schill indicated that <br />the landscaping would be extended and the drainage will be addressed and meet the Cities <br />requirements. Mr. Maloney questioned if the rear drainage on the west side would be addressed. Mr. <br />Schill suggested that the retention system would be extended to meet the needs of the water retention <br />requirements. Mr. Kremzar questioned if the delivery trucks could make the turn onto the lot. Mr. <br />Goold suggested that the entrance would be offBailey Road and the trucks will either back the trucks <br />in or back out of the lot. Mr. Maloney remarked that that would create a safety hazard as children <br />walk in the area to go too and from school. The owners need to make sure that there is always a <br />spotter for the trucks. Mr. Schill corrunented that there is always a spotter as the traffic along Lorain <br />Road has to be stopped. Mr. Goold indicated that 26 weeks out of the year there is 1 delivery a week <br />and the other 26 weeks there are 2 deliveries a week. Mr. Conway suggested that he did not think <br />that the fence and 8 foot pine trees would remain as they would block visibility from the street. The <br />trees and fence will be moved back about 15 feet or so. Mr. Kremzar thought that a truck backing <br />300 feet distance would be a safety issue. Mr. Kelly questioned where the loading area would take <br />place along the back of the building. Mr. Goold indicated that the doors would be about 2/3rds the <br />way across the back of the building. Mr. Molnar questioned if there would be deliveries on <br />Saturdays. Mr. Kremzar asked if the items being stored in the back of the building would be stored <br />inside once the addition is completed. Mr. Goold remarked that there would be no outside storage <br />2
