r t .-+ <br />T. ' <br />Architectural Review Board. This proposal is contingent upon lot consolidation being <br />approved. <br />R. Tallon motioned to send El Rodeo Mexican Restaurant of 23135 Lorain Road to the <br />Architectural Review Board and to return to the next Planning Commission meeting with the <br />photo metrics that were requested. The motion was seconded by K. O'Rourke and <br />unanimously approved. 1Vlotion Carriecl. Note: The clerk announced the time and date of <br />the Architectural Review Board meeting. Assistant Building Commissioner, Rymarczyk <br />informed the applicant that he would need to submit a landscape plan before the <br />Architectural Review Board meeting. <br />2. Tops Markets; 26666 Brookpark Rd. Ext. <br />Proposal consists of removing the existing Ames store (104,330-sq. ft.) for new Tops Market <br />& retail buildings. (77,920 sq. ft.) Note: Planning Commission reviewed this proposal <br />4/10/01and 5/22/01. Architectural Review Boarci reviewed proposal 5/30/01. Board of <br />Zoning Appeals reviewed variance request 6/7/01. <br />Chairman Tallon called all interested parties forward to review their proposal. Mr. Cook the <br />architect and Mr. Olson with tops supermarket came forward to review the proposal. Mr. <br />Olsen indicated that he would review what had taken place up to this point and what changes <br />were made as well as how they came about. Ames department store will be removed and a <br />new Top's super market, which will be 57,000 square feet, will be put in its place. There will <br />also be two addition retail buildings on the site, but at this time, the tenant's are not known. <br />The tenants will return to the boards for the approval of their buildings. The major requests <br />from the neighbors were the landscaping. The north side of the building will be entirely <br />landscaping as they have requested. The dock area is located on the East Side of the building <br />and will be accessed through the south driveway. The entire site will house new landscaping <br />i.e. rear of site, East Side, West Side, north side and south side. The store will be a left- <br />handed store to buffer the residents from noise. There has been shielding added to the roof to <br />buffer the air conditioning units and the sound of the units. The signage package was <br />decreased in size and will be an angled freestanding sign along Brookpark Road extension. <br />He believes that the City will benefit from the new Top's super market. Mrs. O'Rourke <br />questioned if there would be a new fence and landscaping or just landscaping to buffer the <br />daycare. Mr. Olson reviewed that it will be fencing as well as landscapinj along the daycare <br />area. Mrs. O'Rourke commented that she wanted to make sure that the play area for the <br />daycare is shielded from the fumes, sound and trucks. Mr. Tallon questioned if there would <br />be a guardrail for the loading dock area. Mr. Cook indicated that they would be using a <br />highway rail, a board on board fence and landscaping to buffer the daycare play area. Mr. <br />Olson reviewed that their delivery trucks would only use the south side of the loading dock <br />area. Mr. Tallon questioned why not all trucks use the south dock area. Mr. Olson reviewed <br />that the north side of the dock was for the compactor unit and direct store delivery i: e. Coke, <br />Pepsi, Frito-Lay and other direct deliveries. He suggested that the store would try to direct <br />the other delivery trucks to use the south side of the loading dock area. Mr. Tallon informed <br />the applicant that signs listing the ordinances for delivery hours and not being allowed to run <br />the truck engines would need to be posted. Mr. Tallon questioned trash pickup <br />arrangements. Mr. Cook suggested that there would only be trash pick-up once to twice a <br />2
