They have 1 extra space, so <br />they could eliminate the parking space in the north west corner and they would <br />be eliminating the variance issue on that. Mr. Tallon, questioned if they were <br />adding on to a non-confornung building. Mr. Conway replied yes. NIr. T'allon <br />questioried if there are two existing drives now. Mr. Riiel replied yes. Mr: <br />Tallon questioned why they put the second drive back in when the Planning <br />Commission had asked them to take it out not even two meetings ago. Mr. <br />Riiel replied that the doctor would like to retain that existing asphalt area for <br />overflow parking if he ever needs it and parking for himself. Mr. Hreha replied <br />that those reasons aren't any different from the last time when the board <br />suggested that this would be an opporturuty to land bank some parking and <br />add green space and landscaping on Lorain Rd. He is a little confused on <br />where they are on this or is it that the doctor just doesn't want to do what the <br />board is suggesting. Mr. Waghray commented that it will make for easy <br />patient drop off and it is just to get in and out easier. Mrs. O'Rourke <br />commented that people would not be able to drop off patients and go park <br />because tfiey will have to go back onto Lorain Rd. Mr. Tallon indicated that <br />they should eliminate the second drive because everything like the haridicapped <br />parking and the elevator is all located in the back of the building and it would <br />not make sense to have.people get dropped off in this front area. Mr. Hreha <br />commented that if they have pavement in the front and it looks like a parking <br />lot, then people are going to park there and there is no reason for it. Mr. <br />Waghray indicated that they were allowed to have the parking spaces vvhere <br />that drive area is showing. Mr. Tallon commented that he realizes they were <br />going to allow those but looking at it now those spots seem to close to the <br />street. 1VIr. Ta11an questioned how many parking spaces they need. Mr. <br />Conway replied 20 spaces. Mrs. O'Rourke commented that they have 21 <br />spaces. Mr. Tallon commented that they don't even need those two spaces, <br />and recommended.land banking those also. Close that second drive and <br />eliminate the two parking spaces because they are worthless. Use all that land <br />for landscaping. Mr. Tallon explained that everything flows to the rear of the <br />building and there is no need for the two lone parking spaces. Mr. Hreha <br />questioned if there would be a receptionist inside the entrance on Lorain Rd. <br />Mr. Waghray replied no. Mr. 1-Ireha commented that if he brings someone to <br />the drop off area and lets him or her out there would be nobody there to meet <br />them. They would have to walk all the way around the building just to get <br />checked in. There is no point. in having that drop off area. Mr. Tallon <br />indicated that the patients vvould all park toward the entrance, so they can <br />dedicate the two parking spaces closest to Lorain Rd. for the physicians. Mrs. <br />O'Rourke suggested that the second drive would be a safety issue. - Mr. Tallon <br />indicated that he-would like to see them coincide with the previous site plan <br />dated 1Vlaxch 22, 2001 with the exception that the two parking spaces in the <br />farthest north east corner be eliminated and landscaped over. It will make the <br />structure as a whole look better and it works perfectly as to the flow of traffic <br />moving toward the rear of the building. Mr. Tallon questioned if it still had to <br />go for the variance of not being 90 degrees to Lorain Rd. Mr. Conway replied <br />yes. Mr. Tallon questioned if the first parlcing space in the north west side <br />would need a variance. IV1r. Conway replied yes.
