V"andegrift indicated that there will be additional <br />lights and a new canopy in the rear of the lot. The southeast corner will have a <br />light added. There will be honey locus trees added if the church allows thein. <br />Mr. Tallon indicated that when the proposal returns the board would lilce to <br />see a cut of the lights that will be used on the site. <br />R. Tallon recommend that Charter One Bank of 25290 Lorain Road which <br />consists of 683 sq. ft. building addition / renovation, new landscaping, new <br />paving and parking revisions be sent to the Board of Zoning Appeals. 'Fhe <br />board would like to recommend that the variances required be granted. The <br />commissioner noted that the four (4) car parking variance could be ePiminated <br />if rear neighbor agrees to allow employees to park on their lot. The board <br />recommends that the owners acquire the agreement before going before the <br />Board of Zoning Appeals. Note: in the framing of the motion the site signs <br />were reviewed. Iiii-. Vandegrift suggested that the pole sian will be removed <br />and the ground sign will be smaller and moved to the west. The inotion was <br />seconded by K. O'Rourke and unaniinously approved. Motion Carc-eed. <br />2. Wal Mart Store #2316• 24801 Brookpark Rd. <br />Proposal consists of addinc, 6,028-sq. ft. of Polly-carbonate canopy to the <br />existing garden center. <br />Chairman Tallon called all interested parties forward to review their proposal. <br />Mrs. Styra, the architect. Mrs. Styra indicated that Wal Mart would lilce to <br />place a canopy on the existing garden center. A sample of the canopy was <br />passed around for the board members to review as well as photos of a Wal <br />Mart that had the canopy in place. The building size will not change or be <br />altered only the canopy will be added and three doors. Mr. Spalding inquired if <br />there would be an open area added. Nfrs. Styra reviewed that the walled area <br />was preexisting and they would only be adding the canopy. Mr. Hreha <br />questioned were the nearest Wal Mart was that had the canopy. Mr. Bernard, <br />the 1Vlanager suggested that the nearest store would be' Canton Ohio. Mrs. <br />O'Rourke questioned if the area would be used year-round once the canopy is <br />added. 1VIr. Bernard suggested that they would use the area for storage in the <br />winter months. The garden center is one of the biggest in the area for Wal <br />Mart. 1VIr. Koeth questioned if the roofing material would fade and turn <br />yellow. 1VIrs. Styra indicated that the roofing would not fade and the <br />information regarding fading was covered in the packet she handed out. Mr. <br />Tallon questioned if there wouid be any lighting added to the area. Mrs. Styra <br />suggested that they would be adding florescent lights. Mr. Tallon questioned if <br />_ the new canopy would be seen from the front of the store. Mrs. Styra reviewed <br />that the patrons would see the new canopy from the front of the store. Mr. <br />Spalding questioned if a sidewalk would need to be added. Mrs. Styra <br />indicated that there would be no change to the existing footwork of the site. <br />Councilinan, Dean 1VfcKay came forward to review the site plans as there were <br />many concerns by the neighbors when Wal Mart first came in and he would <br />like to make sure that no major changes were taking place. Mr. Tallon <br />questioned if pallets were being stored outdoors currently, Mr. Bernard <br />remarked that there were pallets being stored outside currently, but it is only <br />2
