CHAlVIBERS <br />7:30 P.M. <br />ROLL CALL: <br />Chairman, R. Tallon called the meeting to order at 7:45pm. <br />PRESENT: Chairman, R. Tallon, Board members, K, O'Rourke, R. Koeth, T. Hreha, S. Asseff, W. <br />Spalding and C. Allan. <br />ALSO PRESENT: Assistant Law Director, J. Dubelko, Building Commissioner, D. Conway, City <br />Engineer, P. Deichmann and Clerk of Commissions, D. Rote. <br />II. REVIEW AND CORRECTION OF MINUTES: The Planning Commission minutes dated March 13, <br />2001 have been submitted for approval. <br />R. Tallon motioned to approve the Planning Comrrussion minutes dated March 13, 2001 as submitted. <br />The motion was seconded by K. O'Rourke and unanimously approved. <br />III. BUILDING DEPARTMENT REQUESTS: <br />Braulio Roldan (Roldan's Car Service), 23055 Lorain Road: <br />Proposal consists of adding a Sunroom to the existing structure. Note: Planning Commission <br />heard this proposal 4/25/00. Board of Zoning Appeals granted variances 5/4/00. <br />Chairman Tallon called all interested parties forward to review their proposal. Mr. Koeth questioned the <br />puipose of the addition. Mr. Mertes the contractor indicated that the rooin would be used for storage, <br />sunning and access to the bathrooms from within the building. Mr. Koeth questioned how much of the <br />addition would be used for storage. Mr. Mertes suggested that about 25% of the addition would be used <br />as storage. Mr. Tallon inquired if there would be furniture in the room addition. Mr. Mertes suggested <br />there would be no furniture per say just one chair for the owner to sit in. Mr. Conway commented that <br />when the plans were first submitted for approval it was not disclosed that the room would be used for <br />storage. Mr. Mertes reviewed that the walls would be solid block and painted white. At the boards <br />recorrunendation the glass sunroom was changed to block style to have a commercial appearance. The <br />frames of the windows and sliding glass doors will be white. The shingles on the roof will match the <br />existing roof shingles. Mr. Koeth questioned how the roof would be constructed. Mr. Mertes reviewed <br />that the roof would be 2x6 rafters, three quarter plywood and regular 3-tab roof shingle. The addition will <br />have a shed roof. Mr. Spalding questioned if there was a rear drive behind the building. Mr. Mertes <br />suggested that the addition would not interfere with the drive. Mr. Tallon questioned the utility pole <br />shown in the plans. Mr. Mertes indicated that the utility pole would be moved. The addition will be 1 <br />foot from the gas meter to the end of the building. The only utilities that will have to be moved will be the <br />utility pole and the electric meter. Mr. Allan indicated that he was surprised that the Board of Zoning <br />Appeals granted the variances, as the building is an eye sore to the community. It is not a gas station, or <br />service station there is no need to put a sunroom on a commercial building. Mr. Koeth questioned why an <br />entrance could not be added from the inside of the building to give the owner access to the bathrooins. <br />Mr. Mertes commented that too many things would have to be moved and the owner still would not have <br />the storage area. Mr. Allan questioned what the working hours were and how many employees in the <br />building. Mr. Mertes reviewed that the working hours were 8:00am to 8:00pm and the owner is the only
