. <br />. ? •, <br />v <br />Tops should meet with the Forester and go through with him to handle it. Ms. Schulz indicated <br />that they should Ieave space for landscaping around the out parcel. Mr. Zergott questioned if it <br />would be a 24 hr. facility. Mr. Olson replied that hours of operation have yet to be decided. They <br />are moving away from a lot of 24 hr. operations, but this store is still up in the air right now. Mr. <br />Conway indicated that they could land bank the parking spaces by putting it in grass and still <br />counting the space. In the future they can come back and say it is not working, we need those <br />parking spaces back. Ms. Schulz questioned why they took out the landscape bed behind the <br />building. Mr. Saenger indicated that they would look at it again, but they were pretty sure there <br />wasn't enough room for the trucks to swing in. If they can, they will incorporate it back into the <br />plan. Mr. Yager indicated that whatever extra landscaping they can put out front on Brookpark <br />Ext, will really help. Mr. Zergott questioned if they had a store out at Meadow Brook Market <br />Square. Mr. Olson replied yes. .Mr. Zergott commented that gentleman did a great job with his <br />landscaping design as far as his entranceways and how he worked with the signage. Mr. Olson <br />indicated that he drives past there everyday and he agrees that they did a great job with the design <br />of that property. Mr. Zergott suggested that this store in North Olmsted needs life like the one in <br />Meadow Brook. Ms. Nadar questioned if the truck dock area would be hidden or enclosed from <br />the daycare center. 1V1r. Crook replied that they would fully screen it and include guardrails. Ron <br />Simmerly, of 26859 Leender Ln. complimented Tops on their study and trying to take care of the <br />neighbors. Mr. Zergott aa eed that it was good to see this business community working with <br />residents for the best. <br />K. Schulz motioned to approve Tops of 26666 Brookpark Rd. Ext. which consists of removing the <br />existing Ames store (104,330 sq. ft.) for new Tops Market & retail buildings (77,920 sq. ft.) with <br />the following recommendations: 1) The rooftop units be placed as far back as possible with <br />appropriate screening. 2) The windows along the front of the Tops store be revisited and <br />extended. 3) Visit the option of adding canopies along the easterly elevation. 4) Insert where <br />possible coilsistent sign criteria. 5) Resubmit landscaping plans, taking into consideration all of <br />the suggestions that this board had tonight, to B. Zergott prior to the Board of Zoning and <br />Development meeting. 6) Meet with the Forester on the fence and trees in the retention basin. 7) <br />Move the "Food & Pharmacy" sign to the left side of the entrance and delete the word "Food" 8) <br />The future proposed out parcel and retail be re-submitted when they find tenants for them. B. <br />Zergott seconded the motion and was unanimously approved. Motion Carried 5/30/01. <br />VI.
