space by 5 feet. He showed the board a revised parking and landscape plan. They are doing the same <br />thing but will plant more grass. He said the plan shows what they originally proposed, which is existing, <br />and they added 5 feet. They had enough rooin with parking spaces. The concern with the Board of <br />Zoning Appeals was soineone might hit the sign with a car. They will put pavers in the front, which is <br />similar to what Ruby Tuesday did. It would all match. 1VIr. Zergott asked if the applicant had spoken to <br />the neighbors at King Automotive. Mr. Gallagher indicated he had not done that yet. It is next on the list. <br />He has been stuck in approval purgatory for a few months. Mr. Rymarczyk pointed out that because of <br />the variance, the sign needs to be 5 ft. back from the right of way. It doesn't look like that on the plan. <br />Mr. Yager asked if there is an existing sign on the site. Mr. Gallagher indicated there is and it is in <br />complete violation of the code. The former owner was ordered to take it down. Mr. Rymarczyk said they <br />may have about 3 ft. now but they will need to move it to 5 ft. from the right of way, basically 6 ft. off the <br />sidewalk and they will be ok. Mr. Zergott asked if there-is anything on the plan that labels the plants. Mr. <br />Gallagher said he believes they did with the last set of drawings. He will hire a landscaping company to <br />plant some low shrubs and other nice plants. Mr. Zergott said he will get specific about what he needs to <br />do with plants. He said the problem with what is shown is it will not survive up there. He indicated road <br />salt, wind, and hot sun will really be a factor. Mr. Gallagher mentioned they have not received much <br />guidance on what should or should not be there. He is open to suggestions. Mr. Yager asked if the <br />windows and brick are existing. Mr. Gallagher said they are. Mr. Yager said the only thing he would say <br />in terms of aesthetics is they might want to make the columns larger because proportionally it looks like <br />the canopy fascia is almost dropping down. It would be more visibly exciting and more proportionally <br />correct if the columns were wider. He said if they went with a 16 or 18 inch column it would be better <br />and draw more attention to the store. He said other than that, he likes it. He likes the way it wraps around <br />the side a bit. It is aesthetically nice and a huge improvement to what was there. The colors are elegant. <br />If he had anything to say personally, it is that he is a fan of bigger windows. The store is close to the road <br />and the more window you have, the more people will see the pianos. Mr. Gallagher said structurally they <br />cannot do it at this point. They actually looked at getting rid of 2 doors and it was more a budgetary <br />constraint. Mrs. Nader pointed out the window wraps the corner so that helps. Mr. Yager said he is <br />stumped on the sign just reading Yamaha. Mr. Gallagher pointed out they will only sell Yamaha pianos. <br />M. Yager made a inotion to approve Great Lakes Piano; 26800-04 Lorain Rd., with the following <br />cominents: The column enclosures are to be larger and that a landscaping program be designed and <br />resubmitted to Mr. Zergott. The motion was seconded by J. Nader and unanimously approved. <br />Mr. Zergott indicated he will contact the applicant with suggestions for landscaping. Mr. Gallagher <br />mentioned a tree by Ruby Tuesday that is a problem. Mr. Zergott suggested talking to the forester about <br />any situation with trees. Mr. Yager said he believes the motion from the Planning Commission indicates <br />that if the proposal is approved by the Architectural Review Board, he can move on. Mr. Rymarczyk said <br />the proposal will now go to the Board of Zoning and Development for final approval. <br />4. New North Olmsted Public Library; 27403 Lorain Rd.: <br />The proposal consists of new 30,000 square foot Public Library. Note: Planning Commission approved <br />the proposal on 10/8/02. Planning Commission recommended Architectural Review Board look at <br />additional landscaping along both the southwest and southeast side of the site. This proposal will not <br />return to Planning Commission unless major changes by the Architectural Review Board are required. <br />Mr. Tim Hunsicker with Spice Constantino came forward to indicate he will make the presentation on the <br />library. Mr. Marc Bittinger, of Spice Constantino, Mayor Norm Musial, Service Director Mary Creadon, <br />and City Engineer Paul Deichmann were also present. Mr. Hunsicker said he will go through the <br />documents and the presentation boards. He showed the layout of the site and pointed out Butternut Ridge <br />is on the right and Lorain is on the left side. The site is split up into 3 sections. There is the building area <br />up toward Lorain, the parking in the middle of the site, and the green space, which is to the south. He <br />9
