The proposal consists of an addition.
The following variance is requested:
1. A 10-foot variance for a residence too close to a detached garage (code required 15 ft., applicant
shows 5 ft.)
Which is in violation of Ord. 90-125 section (1135.02 (c)(2)).
Chairman Maloney called all interested parties forward to review their request. Mr. Nadaer came
forward to be sworn in and address the request. Mr. Nadaer reviewed that they would like to have an
addition to the back of the house. The existing garage is only 15-feet from the home now so the addition
will require a 5/8'h fire rated drywall as the garage will only be 5-feet from the new addition. Mr.
Kremzar questioned why the addition was needed. Mr. Nadaer suggested that one room of the addition
would be a utility room and one would be an area for their dog. Mr. Maloney commented that he spoke
to Mrs. Molnar a neighbor who is home bound and she indicated that she was against the request. Mr.
Conway indicated that if the fire wall rating is met then it covers the building department concerns. He
recommended the firewall rated drywall be made a condition of the final approval.
J. Konold motioned to grant Karen Meade of 4720 Columbia Road her request for variance (1123.12) as
amended. Which consists of an addition and that the following variance is granted:
1. A 10-foot variance for a residence too close to a detached garage (code required 15 ft., applicant
shows 5 ft.). This is to include the installation of fire rated drywall on the interior of the garage.
Which is in violation of Ord. 90-125 section (1135.02 (c)(2)). Mrs. Sergi seconded the motion, which
was unanimously approved. Variance Granted.
3. Adam Pidcock; 3908 Columbia Rd.
Request for variance (1123.12). The proposal consists of roof alteration.
The following variance is requested:
1. A 2 foot variance for adding height to a detached garage (code permit 15 ft., applicant shows
17 ft.).
Note: Height addition is for new roof only; not a second story.
Which is in violation of Ord. 90-125 section (1135.02 (c)(1)).
Chairman Maloney called all interested parties forward to review their request. Mr. Pidcock the owner
came forward to be sworn in and address his request. Mr. Pidcock indicated that the existing garage
currently has a flat roof and he would like to replace it with a new roof, which would be pitched. He
will use asphalt shingles on the new roof. Mr. Conway indicated that he had no concerns with the
request.
W. Kremzar motioned to grant Adam Pidcock of 3908 Columbia Road his request for variance
(1123.12). Which consists of roof alterations and that the following variance is granted:
1. A 2 foot variance for adding height to a detached garage (code permit 15 ft., applicant shows
17 ft.).
