T. Kelly motioned to grant William Carey/Moran Construction of 23135 Lorain Road his request for <br />variance (1123.12), which consists of a ground sign and that the following variance is granted: <br />1. A 3 foot variance for ground sign too close to right of way (code requires 5 ft., applicant shows 2 <br />ft.). Which is in violation of Ord. 90-125 section (1163.26 (b)). The motion was seconded by W. <br />Kremzar and unanimously approved. Variance Granted. <br />15. Bentlev Coe Plaza24101 24201 Lorain Rd -(WRD-4) <br />Request for variance (1123.12). The proposal consists of erecting two ground signs. <br />The following variances are requested: <br />l. A variance for multiple ground signs on a lot (code permits 1, applicant shows 2), section <br />(1163.26 (a)). <br />2. A 48:5 square foot variance for total signage on a lot (code permits 586 sq. ft., applicant shows <br />634.5 sq. ft.), section (1163.24 (a)). <br />Which is in violation of Ord. 90-125 sections (1163.26 (a)), and (1163.24 (a)). <br />Chairman Maloney called all interested parties forward to review the request. Mr. Bizjak, the <br />Contractor, came forward to be sworn in and address the request. Mr. Bizjak indicated that the two <br />ground signs are required to give the tenants of the plaza roadside identification. The entrance to the <br />plaza is at a higher elevation than the plaza itsel£ The building is low and the shade from the trees <br />blocks the view of the signs on the building. The panels will allow 6-inch lettering to comply to the <br />Manual Uniform Traffic Device cod? ?o ? orked out11Mr. list <br />qu stnoned if the s gn to the <br />p l a c e m e n t o f t h e t e n a n t n a m e s h a s y <br />west would block the view from traffic leaving Coe Avenue. Mr. Maloney suggeste d moving t he <br />west sign 7-feet south to make sure traffic view is not blocked. Mr. Bizja k in dicated that part of the <br />existing landscaping would be replaced and the west ground sign can be moved south 7-feet to make <br />sure traffic view is not blocked. Mr. Rymarczyk indicated that the moving of the sign would need to <br />be made part of the motion. <br />7. Maloney motioned to grant Bentley-Coe Plaza of 24101-24201 Lorain Road their request for <br />variance (1123.12), which consists of erecting two ground signs and that the following variances are <br />granted as amended: <br />1. A variance for multiple ground signs on a Iot (code permits 1, applicant shows 2), section <br />(1163.26 (a)). <br />2. A 48.5 square foot variance for total signage on a lot (code permits 586 sq. ft., applicant shows <br />634.5 sq. ft.), sections (1163.24 (a)). Which is in violation of Ord. 90-125 sections (1163.26 (a)), and <br />(1163.24 (a)). Both ground signs are to be placed 7-feet back from the sidewalk for safety purposes. <br />The motion was seconded by W. Kremzar and unanimously approved. Variances Grantecl. <br />16. The proposal consists of a parkmg lot. <br />The following variances are requested: <br />1..A variance for office parking in a multi-residence district (code does not permit), section _ <br />(1118.02), shows <br />2. A variance for constructing a parking lot without a structure (code requires one, applicant <br />none), section (1161.02). <br />;. A variance for not meeting minimum of ten acres (code requires 10 acres, applicant shows 2.26 <br />acres), section (1149.02). <br />4. A use variance for parking is not a permitted use and there is no main use designated within the <br />city Iimits, section (1149.03). <br />5. A variance for not having a 25 foot buffer between the parking and the boundary line of the <br />development area, section (1149.09) <br />13
