Proposal consists of demolishing existing gas station & canopy and constructing new gas station & new -?, <br />canopy and sign package. Note: Planning Commission ta.bled this request at the 9/10/02 meeting and <br />Variances are required. <br />Chairman Koeth called all interested parties forward to review the proposal. Miss, Radwanski, the representative <br />for the owners came forward to review the plans. Miss Ra.dwanski indicated that they would like to demo the <br />existing building, canopy and tanks to build a new 2300 square foot convenient store which will include new <br />dispensers and canopy. The Planning Commission requests have been completed. A plan showing the view from <br />Lorain Road was reviewed. Miss Radwanski submitted light cuts, photometric plans and indicated the flag pole is <br />in a new location but will remain on the site. The requested signage is removed from the sides of the building and <br />the logo (S) was removed from the canopy. The (S) will remain over the door entrance. A smooth march wind <br />colored block will be used on the upper portion of the building. White split face block will be used on the bottom <br />of the building with a red tile band in between for accent. There will be blue and black tile color scheme fascia <br />above the doorway, which is an arch. The building shingles will be gray. They believe all the requests have been <br />met. Mr. Koeth indicated that the Assistant City Engineer requested the vehicular loop detector remain in place <br />along the eastern driveway. Mrs. Radwanski stated the vehicular loop would remain in place, The <br />advertisements on the dispensers have been removed as well. There will be wall pack lights on the back of the <br />building, which are not shown on the plans. Mr. Koeth reviewed that the cut sheets of the lighting will be <br />recessed. Miss. Radwanski indicated that the lights will be recessed and the trash enclosure will be constructed of <br />concrete block. Mr. Spalding questioned if the guardrails were removed. - Miss. Radwa.nski indicated that the <br />guardrails have been removed and landscaping will be used to buffer the abutting properties. They will add <br />evergreens to the rear of the property to match the Babies R Us landscaping. Miss. Radwanski commented that <br />there will be landscaping added to the two sides of the sites to buffer the neighbors and low landscaping along <br />Lorain Road to enha.nce the site but not block the ground sign. Mr. Koeth requested tlie applicant review the <br />variances needed. Miss. Radwanski believed that the amount of sign variances was decreased, a 5-foot rear yard <br />setback is needed and a 4-foot front yard variance. Mr. O'Malley reviewed that there would be a 20-foot setback <br />variance, a 4-foot front yard variance for driveway and sign variances that may be reduced. Mr.'Koeth voiced that <br />he did not have any problems with the required variances being requested. <br />R. Koeth motioned to approve Speedway of 26516 Lorain Road their proposal that consists of demolishing the <br />existing gas station & canopy and constructing a new.gas station & new canopy and sign package. Speedway will <br />be sent to the Board of Zoning Appeals with a recommendation to approve the reax yard and the front yard <br />variance required. The sign package variances required should be approved based on the new plans submitted 9- <br />24-02. The proposal will then go to the Architectural Review Board and does not need to retum unless the <br />Architectural Review Board requires major changes. The motion was seconded by W. Spalding and unanimously <br />approved. Motion Carried. The clerk announced tlie da.tes and times of the Architectural Review Board and <br />Board of Zoning Appeals meetings. <br />3. Great Lakes Piano: 26800-04 Lorain Rd.: <br />The proposal consists of interior and exterior remodeling, of an existing building for a new tenant, including a <br />new sign. Note: Planning Commission tabled this request at the 9/10/02 meeting and Variances are required.. <br />Chairman Koeth called all interested parties focward to review the proposal. Mr. Gallagher, the owner came <br />forward to review the request. Mr. Gallagher indicated that the neon stripe was removed from the building as <br />requested. The aluminum poles will be covered will white columns which gives it more color and erihances the <br />appearance. There is additional landscaping along the Lorain Road front around the ground sign. The new <br />changes ma,tch the landscaping plan of Ruby Tuesda.ys. The space between thesidewalk and curb will have paver <br />tiles which matches Ruby Tuesdays. The finish on the bottom of the monument sign was smoothed to match the <br />building as requested. By removing the neon sign band it eliminated a variance required. The rear area of the <br />building was to be painted to hide graffiti but the architect has indicated that sandblasting will remove the graffiti <br />or it will be removed chemically. The dumpster area will be enclosed with a beige colored chainlink fence. <br />Parking space 14 was addressed, the handi cap ramp was adjusted as it was off by a foot and will now meet code. <br />The Stucco for the top elevation of the sign and trim will be light in color. Mrs. O'Rourke commented that the <br />improvements are very nice and a welcome addition. <br />R.
