sign will be lit from the interior. Mrs. O'Rourke asked if there was a reason they selected the brick
reflected in the drawing instead of a brick to match the building. Mr. Gallagher said it was their intention
to match it to the color of the fagade, so the stucco will match as well. Mr. Spalding asked about the _
lighting. Mr. Gallagher indicated there is security lighting on the side and it is mounted to the top. It is
down facing and illuminates the alley to the side as well as the back. He added that they will have a
mesh trash enclosure for the dumpster in the back. Mr. 5palding asked if they will have any landscaping
in the front of the building. Mr. Gallagher said based on the parking there is about a 3 foot area where
there is currently mulch and small shrubbery. He said when he purchased the building it was all
overgrown and they had it all cut down. They plan to re-landscape that, as well as area on the side. Mr.
Spalding indicated that will need to be reflected in the plans. Mrs. O'Rourke asked how big the trucks
are that will be delivering the pianos. Mr. Gallagher indicated they are normally 15-18 foot trucks. He
added they have enough turning room. Mr. Koeth mentioned the doors in the back and the existing
spaces. He asked how a truck will turn around in the back. Mr. Gallagher replied there is plenty of
space. A truck pulls right in and there is enough room to go straight forward. The backs of the trucks
have a lift gate to unload. He said between the door, to the truck, going into the parking lot there is about
5-8 feet. Mr. Koeth referred to the drawings and said that parking space number fourteen (14) extends
past the building. If a car parks there, it will be sticking out. He asked if there is enough room for
another car to get through. Mr. Gallagher said there is enough room. Mr. Deichmann pointed out that
the handicapped access isle shown on the plans is approximately 7 feet wide, and that is not wide
enough. He pointed out that by code it has to be at least S feet wide. That will push that parking space
even further into the isle. They discussed the spaces needed for the site. Mr. Gallagher said they are
short on parking spaces but for their uses, there are normally only 2-3 employees in the facility and
typically 2-3 customers at a time. Mr. Koeth inquired about the inside of the building. Mr. Gallagher
indicated that aside from selling pianos, there is a bookstore for music and a storage area in back. He
said they have display areas that have a living room type setting, much like a furniture store. Mr. Koeth
pointed out there are practice rooms in the back. He asked if there will be teachers and students there. -
Mr. Gallagher said they typically will have 1-2 teachers that will work there part-time. Mrs. O'Rourke
asked if they will have, any recitals there. Mr. Gallagher replied they currently have no plans for that as
there is not enough space. The board members discussed the number of parking spaces and the number
of people that will be on the site: Mr. Gallagher said there are three offices in the back and parking in the
back for those individuals. He added they will not all be there at the same time. Mr. Spalding asked for
the hours of operation. W. Crallagher replied 7 days a week from 10;00 a.m. until 8:00 at night. Mr.
Koeth said if the applicant eliminates parking space #14, it would make room for the handicapped access.
R Koeth made a motion to table Great Lakes Piano, 26800-04 Lorain Rd. The applicant will come back
to the Planning Commission. The board would like to see samples of the canopy along with an example
of the brick once it is cleaned. The applicant will submit another drawing which shows the neon has
been eliminated around the building. The Great Lakes Piano sign is sufficient. The board wa,nts a
landscaping plan of what will be placed in the front along with the sign so they can be certain it all
matches. The board recommends they eliminate parking space #14 to extend the wheelchair access out
to its required 8 feet in width. The motion was seconded by C. Allan and unanimously approved.
Proposal tabled.
5.
