NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1. North Olmsted Assemblv of God Church Lot Split: <br />The proposal is to split Permanent Parcel Number 231-32-034 (approximately 0.3 acres) from <br />Permanent Parcel Numbers 231-32-006, 231-32-007 and 231-32-034. These three parcels are <br />currently consolidated. The location of the property is on the west side of Columbia Road and <br />approximately 300 feet south of Gessner Road. Zoning is B Residence, Single. The proposed <br />lots will conform to the frontage and area requirements of the Zoning Code, but not to depth <br />requirement: The depth requirement is 135 feet, the applicant shows 130.02' minimum. <br />Variances for rear yard setback and parking lot setback will also be required. This property is <br />being restored to its original arrangement after a recent consolidation. <br />Acting Chairman Spalding called all interested parties forward to review the proposal. Mr. <br />McGough, a member of the church came forward to review the request. Mr. McGough indicated <br />that the church would like the lot split to take the property back to its original configuration. The <br />church property is only tax exempted if the parcels'are separated. The lot that houses the pastor <br />will not be tax exempted.. If the lot split is not approved the entire site will continue to be taxed. <br />Mr. Spalding questioned if the city had any objections to the lot split or the variances that would <br />be required. Mr. Deichmann, the City Engineer, indicated that the city has no objections to the lot <br />split or the variances that are required. ' <br />W. Spalding motioned to approve. New North Olmsted Public Librarv Consolidation Plat• <br />The proposal is to consolidate Permanent Parcel Numbers 232-11-004 (approximately 0.26 acres), <br />232-11-005 (approximately 0.36 acres), 232-11-006 (approximately 0.68 acres), 232-11-007 <br />(approximately 0.70 acres), 232-11-021 and 232-11-022 (approximately 2.28 acres), 232-11-023 <br />(approximately 0.09 acres), and 232-11-024 and 232-11-030 (approximately 1.67 acres). The <br />consolidated parcel will be 6.4947 acres. The location of the property is between Lorain Road <br />and Butternut Ridge Road and approximately 500 feet west of Dover Center Road. Zoning of <br />parcels -004, -005, 006 and -007 is B Residence, Single. Zoning of parcels -022, 024 and -030 <br />is Retail Business, General. Zoning of the northern portion of parcels -021 and -023 is Retail <br />Business, General and the southern portion of parcels -021 and -023 is B Residence, Single. <br />Acting Chairman Spalding called all interested parties forward to review the proposal. Mr. <br />Deichmann, the City Engineer, came forward to review the proposal. Mr. Deichmann indicated <br />that the city has purchased multiple parcels to house the new library. The city requires all <br />developers to consolidate land, which has a structure that spans multiple parcels. Therefore, the <br />city library, which will span multiple parcels, should be consolidated. Mayor Musial questioned <br />what the next step would be if the consolidation is approved.
