. i. <br />. confirmed it is not illuminated now at the Crreat Northern Blvd. location. He added that his <br />recollection from two weeks ago, when the board approved the Clague location, is that the <br />canopy was illuminated with the Shell colors. Mr. Rymarczyk clarified that the color band is not <br />illuminated at the Clague location due to the board's decision at the last meeting. Mr. Hreha <br />asked about the lettering and Mr. Rymarczyk indicated it is illuminated. Mr. Asseff then asked if <br />the letters count as signage. Mr. Rymarczyk said they do. He indicated they applied for and <br />received variances for the signage they need. They were all granted. He added the color band is <br />not illuminated as it is pending the board's approval. Mr. Reiman said at Lorain and Crreat <br />Northern it is not illuminated. NIr..Koeth indicated they do not want either of them illuminated. <br />Mr. Asseff asked if they will be eliminating a refueling island. Mr. Dzwonczyk said no, they are <br />not. 1VIr. Asseff asked who the station owner is. Mr. Dzwonczyk said the owner is True North <br />Management, and the lessor is Senator Jeff Armbruster. The senator is the operator. The board <br />reviewed the photographs. Mr. Spalding pointed out the applicants agreed to improve the tree <br />planting in the back of the property. Mr. Dzwonczyk indicated they will do that and will be <br />replacing some trees there. Mr. Koeth asked why they have a red corner and a blue corner on the <br />fagade. Mr. Dzwonczyk pointed out the blue corner refers to the car wash and the Shell <br />corporate image scheme. He said he received authorization from Shell to minimize or eliminate <br />the blue as the board sees fit. Mr. Hreha suggested changing the dark blue to white. Mr. Koeth <br />confirmed the board does not want blue. Mr. Koeth said they would like to eliminate both <br />corners, the red and blue corner, and make them white. Mr. Dzwonczyk said the red corner is <br />not in play at this point. There was further discussion about the colors involved and the corners <br />on the site. Mr. Dzwonczyk said they will eliminate the blue. Mr. Koeth said it will be red for <br />the food mart on the corner, and the car wash corner will also be red. Mr. Hreha said just replace <br />the blue with red on both the north and the south. Mr. Koeth said the canopy itself will keep the <br />red line but not be illuminated. They can illuminate the "Shell". Mr. Asseff wanted to point out <br />that on September 12'h last year he pulled into that station to fill up. He glanced over at the BP <br />on the corner and saw that Shell gas was a good 20 cents higher than BP. He considered <br />contacting the state attorney general when she brought up certain service stations gouging <br />p.eople. He said he doesn't understand why on that day, and the next day, gasoline suddenly <br />became more expensive for the station owner and then it suddenly went away. Mr. Dzwonczyk <br />pointed out he is not a representative of the oil company and he too is a consumer. Mr: Asseff <br />indicated he just wanted to point out that he didn't see any reason for it. <br />R. Koeth motioned to approve the Gasoline Service Station (JGD Associates) at 25199 Lorain <br />Road with the following recommendations. The car wash corner is to be turned from blue to red. <br />The red stripe around the canopy is not to be illuminated. The Shell sign on the canopy can be <br />illuminated and be back-Iit, rather than neon. The tree line is to be refurbished and all trees are <br />to be replaced where they were originally. The flowers shown in the photos that were in crates <br />are to be planted, if not already done. The motion was seconded by W. Spalding. Roll call on <br />the motion: W. Spalding, K. O'Rourke, C. Allan, S. Asseff, T. Hreha, R. Koeth; Yes, and J. <br />Lasko; No. Motion Carried. <br />2. Daniel E Margulies (Pepper Joe's Restaurant); 24532 Lorain Road: ? <br />Proposal consists of interior renovation for restaurant including new handicapped ramp, canvas <br />canopy, railings, signage, etc. <br />Note: This plan will require variances. <br />Chairman Koeth called all interested parties forward to review the request. Mr. John Milloy, the <br />project architect, came forward and introduced Mr. Joe George, the property owner, and Mr. Dan <br />Margulies, the project coordinator. Mr. Milloy presented some photographs of Lorain Auto <br />Body, the site of the proposed project. He said there is existing office space in front of the auto <br />2
