up until now to the general eye there has been no difference between the two stations. However <br />now there will be a difference between the two locations. Mr. Dzwonczyk answered "yes". He <br />further suggested that he forgot to mention that the red band on the pump canopy will be <br />illuminated at Lorain and Clague but will not be illuminated at the Great Northern and Lorain site <br />due to the configuration of the canopy. Mr. Spalding reviewed that at the last meeting the Board <br />did not want the canopy illuminated. The illumination of the canopy will not enhance the station <br />appearance. Mr. Dzwonczyk commented that from a design standpoint the amount of light would <br />be immeasurable; it will just give a different appearance the canopy at night. Mr. Spalding <br />questioned if the Shell sign on the canopy at both sites will be illuminated. Mr. Dzwonczyk <br />indicated that the Shell signs at both locations would be illuminated. Mr. 5palding questioned if <br />the existing Shell signs on the canopy of both sites are currently illuminated. Mr. Dzwonczyk <br />voiced that he was not sure. Mr. Spalding indicated that past practice is to not allow canopies to be, <br />backlit. Mr. Dzwonczyk questioned if the BP stations in North Olmsted had backlit canopies. <br />Mrs. O'Rourke commented that the Board has not allowed,backlit canopies for anyone. <br />W. Spalding motioned to approve Shell Fueling Station of 23385 Lorain Road. Their proposal <br />consisting of re-coloring the building, altering the roof and re-signing the. site. Partial variances <br />were granted for freestanding signs. The Planning Commission would like to make sure that the <br />plan as presented with brick facing for the building and canopy columns is followed. The HVAC <br />systems are to be screened-on all sides. The Planning Commission does not want the red band on <br />the stations canopy backlit. The Shell sign on the canopy may be illuminated. C. Allan seconded <br />the motion, which was unanimously approved. _Motion Carried. <br />3. Fairview Corporate Center (Zeremba Mgmt )' PP# 237-23-023 025 037, 041, 049: <br />Proposal consists of parking and landscaping plans proposed for the North Olmsted portion of the <br />Fairview Office Park development. Note: Planning Commission addressed this site in June 2000. <br />Acting Chairman Spalding called all interested parties forward to review the proposal. Mr. Lydon, <br />,. <br />Vice President, Commercial Properties came forward to review the proposal. 1VIr: T,ydon reviewe- <br />the proposal, which received final approval June 13, 2000. The site straddles the North Olmsted <br />and Fairview Park boarder line. The site has changed since last year. There are now multiple <br />buildings placed throughout the site. The North Olmsted site will be 70% green space. The <br />landscaping plans for North Olmsted will consist of Bradford Pear trees with some Cherry <br />Blossom trees. They are both fast growing trees. The site will be well buffered with 8-foot <br />mounds around the site. The cars in the parking lot will be hidden from view along Lorain Road <br />by the 9-foot mounds. The buildings are 3-stories, very residential in character and on Fairview <br />Park property. They would like North Olmsted to re-approve the variances with the slight <br />changes. Due to marketing conditions, they had to postpone the work and make a few changes. <br />They will be deeding the land in North Olmsted to the City of North Olmsted. North Olmsted will <br />then place deed restrictions on the property so that the development can take place. Mr. Spalding <br />questioned if the deeding of the land will still take place. Mr. Ly_don answered "yes" he believes <br />that the deeding of the land has taken place already. The photometric plans show that there is <br />minimal lighting on the site for safety only. The pole lights will be 15-foot high, down lit shoebox <br />fixtures. Mr. Spalding indicated that the site had a number of trees. He would like the forester to <br />view the site and submit his recommendations. Mr. Lydon suggested that there are some bad trees <br />on the site that would need to be removed but they would be willing to leave the site in a natural <br />state by not doing as much mounding. Mr. Deichmann indicated regarding sidewalks, at the <br />intersection of Clauge Road there might be some details regarding the sidewalk installation that <br />would need to be worked out. There are a couple of traffic pole boxes and otlier equipment, which <br />need to be worked around. Mr. Lydon indicated that as part of Fairview I'ark's approval, the <br />3
