NEW DEVELOPMENTS AND SUBDIVISIONS: <br />Lot Split Plat for United Auto Group Inc (Motorcars West, Inc )• 28400-28450 Lorain Road• <br />The proposal is to split Permanent Parcel Numbers 232-06-004, 232-06-005, 232-06-006, 232-06-007 <br />and 232-06-008 (4.9544 acres totai) into two parcels. Parcel A will contain Permanent Parcel <br />Numbers 232-06-007, 232706-008 'and a portion of Permanent Parcel Number 232-06-006. Parcel B <br />will contain Permanent Parcel IVumbers 232-06-004, 232-06-005 and the remaining portion of <br />I'ermanent Parcel Number 232-06-006. The lot split is requested in order to install a sign for the <br />Mercedes dealership. The Location of the property is 28400-28450 Lorain Road. Zoning is Retail <br />Business, General. The split parcels will conform to the frontage requirements of the Zoning Code. <br />Required frontage is 150 feet. <br />Chairman Koeth called all interested parties forward to review the proposal. Mrs. Zielinski, the <br />attorney for Auto Inc., came forward to represent the applicant. Mrs. Zielinski indicated that her client <br />works in North Olmsted under the name Motor Car West. Currently there are two dealerships on the <br />property. There is only one ground sign as the current cvdes only allow one grourid sign per parcel. <br />The Mercedes dealership would like to have a ground sign. As the City only allows one ground sign <br />per lot, they would like to split the lots to be allowed a ground sign for both dealerships. With respect <br />to the lots conforming to code, there will be 150-foot widths on both lots. Two changes are to be <br />made to the original skins that wi11 not affect the area of the lot.splits. There was a discrepancy in <br />regard to Parcel number 232-06-004. The County maps show that parcel 232-06-004 is part of this <br />area, but it is not. Parcel 232-06-004 will be moved to the southwest parcel were it shouTd be located. <br />Mrs. Zielinski brought new blueprints with the parcel numbers in the correct place, as well as the <br />correct owner of the neighboring parcel (Mr. Richard Greenfield): Mr. Spalding questioned where the <br />existing sign is located. Mrs. Zielinski indicated tfiat the sign is on Lot B and Mercedes will place <br />their sign on Lot A. Mr. Koeth questioned if the Board could approve the plan contingent upon the <br />changes. Mr. O'Malley suggested that the applicant has indicated that she has made corrections to the <br />original plans, which were incorrect. She has provided revised plans that' are correct. Mr..Deichmann <br />indicated that the county did have parcel 004 number in the wrong place and the new plans show the <br />correct placement. <br />2. R. The consolidated parcel will be 0.7659 acres. The <br />residual ofPermanent Parcel Number 231-25-036 will be 0.2136 acres.
