OSV Productions: 29605 Lorain Rd.; ' <br />Proposal consists of a 2880 square foot 1 story addition to east side of existing building. <br />Chairman Koeth called all interested parties forward to review the proposal. Mr. Meyer, the <br />Architect and Mr. Smith, One of the Owners of the building were present to review the proposal. <br />Mr. Smith indicated that the addition would be a filming studio for i.e. TV shows, product over <br />views and commercials. There is cunently a 500 square foot studio and clients have requested a <br />larger area. The addition will include a garage door opening which is to load sets, and bring in <br />products to the sets. Mr. Koeth questioned if everything would be contained/stored in the building. <br />Mr. Smith indicated that everything would be stored within the building. Mr. Conway questioned if <br />the applicants filmed outdoors. Mr. Meyer reviewed that on occasions they do use the woods on <br />their lot for backdrop. There will not be additional staff hired however, code requires additional <br />parking spaces for the new addition which they would like pernussion to landbank. They will add a <br />couple of parking spaces to use as a turn around however there is curreritly enough parking spaces <br />for our needs. Mr. Hreha questioned what was currently in the area the new addition would be built <br />in. Mr. Smith suggested that there was only grass in the area and no trees will need to be removed. <br />However, if they are not allowed to have, the landbanked parking two trees will have to be removed. <br />Mr. Hreha questioned the distance between the addition and the pool in the neighboring lot. Mr. <br />Smith suggested the distance to be at least 150 to 200 yards. Mr. Koeth questioned if there would <br />be lights on the new addition. Mr. Smith indicated that there would be a motion censor light over <br />the man door as required by code. Mr. Koeth questioned if 0 the building materials would match <br />the existing building. Mr. Meyer indicated that the addition would match the existing building. Mr. <br />Koeth commented that the Planning Commission would like to landbank the five parking spaces <br />along the southern area as well as the four parking spots along the south east side of the site. Mr. <br />Asseff questioned if the utilities i.e. air conditioning, electric ext. need to be undated. Mr. Smith <br />indicated that there is currently three air conditioning units and neither the air conditioning units nor <br />electrical box will require upgrading. <br />R. Koeth motioned to approve OSV Productions of 29605 Lorain Road, which consists of a 2880 <br />square foot 1 story addition to east side of existing building. The five parking spaces on the <br />southern side as well as the four parking spaces along the east side will be landbanked. The motion <br />was seconded by K. O'Rourke and unanimously approved. Motion Carried. <br />N. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1. Da1e & Sheila Schmidt: Rezoning and Redefinition of Zoning for PP# 234-08-001 • <br />Proposal consists of two parts: <br />(a). Requests that the property that is identified as 31515 Lorain Road (pp# 234-08-001) (6.6644 <br />acres) be re-zoned from Limited Industry-Industrial Park to Motorist Service District. The location <br />is on the south side of Lorain Road approximately 200 feet east of the Lorain County Line. <br />(b). Requests that the definition of Motorist Service District Zoning (City Ord. 1139.02) be <br />amended and updated to pernut various new uses including recreational and sports facilities: retail <br />printing, telecommunications and wireless services: convention facilities: and drive-in banking <br />facilities. Note: Planning Commission tabled this proposal at their March 12 and 26, 2002 meetings. <br />NOTE: Tlnis proposal was tabled at tlae request of the applicant until April 23, 2002 meetimg. <br />2.
