Limpert <br />CC: Lynn Vanden Branden <br />Date: 09/04/03 <br />Re: MARY JERICEBRENNAN VARIANCE REQiJEST <br />I'm very sorry that I can not attend in person to address this request due to an unavoidable <br />commitment. I would like to thank the board members on behalf of the Brennan's for taking <br />the time to address the variance this month. It is my hope that Board of Zoning Appeals will <br />approve the parking variance. The last thing North Olmsted wants is another vacant building. <br />However, I am concerned that once the parking lot paint striping is warn down in a year or so <br />chaos will return to this lot.. Is it possible either through planting or through barriers that a <br />more permanent definition of these 8 spaces can be created. For example if the western fi ont <br />potion of the lot which is not being utilized for parking, might be better served by placing <br />landscaping bed in place of the current asphalt. This would not only better define the two <br />apron areas one along Lorain Road and the other along Coralyn Ave. which would improve <br />safety as well as esthetically enhance the appearance of Lorain Road. A new look for a new <br />business would certainly increase the business of the new occupant and increase the value to <br />the property owner. <br />By further improving the definition of the parking lot it would cure an existing problem for the <br />residents living off of Coralyn Ave. Although an auto body facility has less customer traffic <br />than a Lawn and Garden. Equipment Company during peek season, the potential for the <br />parking lot to spill over into the sidewalk area would still exist without the improved <br />definition. This has been a past problem for the apartment residents and Condo owners, Ms. <br />Lynn Vanden Branden, president of the Hide Park Condo Association ask that I convey their <br />concerns to the Board of Zoning Appeals. It is Ms. Vanden Branden's regret that she and her <br />board members are unable to attend tonight's meetings as they have interviews scheduled for <br />tonight to hire a new management company. <br />Thank you for allowing me to submit this information into your minutes.
