Mr. Farrell said <br />there is another store in which they have a fun mural on the interior wall going up by the escalator. 1VIr. <br />Zergott mentioned the issue of repairing damage to panels and to E.F.I.S. Mrs. Nader asked if there is <br />any option with the E.F.I.S. over the windows. She commented it is flat and perhaps it could use some <br />color. She suggested going with something in between the two renderings. She said it is a handsome <br />looking building. Mr. Yager said there is no question about it. He is a little disappointed as he thinks it <br />assists the proportion of the building to have those sign panels as well. The sign panels, or action panels, <br />help clean proportions. Mr. Farrell explained that people will be able to see the lights on the inside, and <br />the rock climbing wall. All the exposure comes out of the center entrance, especially at night. Mrs.lVader <br />said that can't really be seen in the rendering. She agreed that the center entrance is the focal point and it is <br />very sharp. Mr. Zergott asked if they considered making it glass rather than E.F.I.S. Mr. Farrell said <br />when looking at the amount of E.F.I.S., putting glass in there takes away from the focal point of the <br />building. Mr. McIntosh brought up that Crocker Park is coming in down the road, along with Legacy <br />Village. They are trying to create a lifestyle ambiance and this is the first piece to that. Mr. Farrell <br />reviewed some of the potential additions to the mall. He said the project needs to be competitive and they <br />need to keep it up. Mr. Yager commended the mall for adding Dillard's and now this project. They <br />understand the need to draw people in because there are so many other options. Mr. Farrell said the tenant <br />mix at Crocker Park, five miles away, is a real problem for them. Ms. Schulz asked Mr. Yager if he is <br />comfortable with the proportions. Mr. Yager said absolutely, because it is the climbing wall you are trying <br />to see. He said the pilasters out front are very formidable and effective, especially falling against an all <br />glass background. 1VIr. Farrell mentioned that Dick's Sporting Goods is going to Crocker Park. He said <br />that Galyan's was planning to go there until the deal was changed. He said Dick's Sporting Goods has <br />basically copied the Galyan's store. Mrs. Nader asked about out lot building number one. 1VIr. Farc-ell <br />indicated they have a deal with Kaufmann's to purchase it and they will tear it down. Mr. Yager asked if <br />they looked at the entry between Jared and out parcel number one. Mr. 1VIcIntosh asked if he is concerned <br />with traffic issues. They discussed cueing space at the entrances. Mr. Farrell indicated he just hired a <br />company called Traff-Pro. They will look at the entire ring road, which is now four lanes. That is not a <br />typical design. The usual design is to have two lanes and a center turn lane, which actually slows the traffic <br />down. That is what they need. There was further discussion about possible additions to the mall, a theater, <br />restaurants, and a parking deck. Mr. Farrell said the first step is to get this phase done. He said they have <br />only owned the center for a year and they need to finish this first. This project is something they can get <br />done quickly to keep competitive. Mr. Yager commented that what they have done in one year is great. <br />They are filling a big void in the mall aesthetically. Ms. Schulz asked what type of gate they will provide. <br />Mr. Farrell said it can be made a condition of the approval. Ms. Sclxulz asked about the roof top units. <br />Mr. Farrell explained they will be hidden. <br />M. Yager made a motion to accept the proposal as presented with the following recommendations: <br />1). The berms and mounds along Brookpark Road are to be as high and monumental as possible and <br />coordinated with tlae rest of the center. 2). A decoratiwe metal gate is to be described and designed <br />and submitted to the city for approval. The motion was seconded by K. Schulz and unanimously <br />approvecl. <br />Mr. Rymarczyk reminded the applicant that the building department will need a complete set of the <br />revised plans. Mr. Zergott added that the landscape architect is to be notified about adding strips of <br />annuals through the perennial beds. <br />V. NEW BUSINESS: <br />VI. COMMUNICATIONS: <br />VII.
