said they did look at it and kept coming back to the same thing. Mr. Yager commented that it looks squat. <br />Mr. Strelau referred to pictures and pointed out the slight change they made. Mr. Yager said it is slightly <br />better. The metal canopy facing the blonde brick color and the dark brick color share the same level of <br />importance and so there is no priority there. He said it is a huge improvement over what is there. Mr. <br />Strelau said they did look at all the -suggestions made and went through several versions. Ms. Schulz said <br />she likes the signage moved down. Mrs. Nader agreed. Ms. Schulz asked about the landscaping. Mr. <br />Strelau said that pursuant to the last meeting, they hired a landscape architect, Jeff Kerr, and they met at <br />the site. He suggested that Mr. Kerr talk to Brian Zergott to get the board's perspective directly. Mr. Kerr <br />did that and Mr. Zergott indicated that in concept the plans sounded fine. Mr. Strelau said his <br />understanding is that Mr. Zergott was supposed to come in to look at the drawings. He would welcome the <br />board's suggestions and said with Westfield coming through, he can perhaps coordinate with them. Mr. <br />Yager said his suggestion is to hold off on the landscaping approval and approve the rest of it. Ms. Schulz <br />said she believes they can approve it as presented and make it contingent that Mr. Zergott reviews and <br />approves the landscaping. Mr. Conway commented that when Jared Jewelers came through, the Board of <br />Zoning and Development jumped all over them on the landscaping. He said Mr. Strelau should anticipate <br />the same thing. He suggested passing the proposal on without landscaping approval, seeking a <br />recommendation from the Board of Zoning and Development. It would then come back to the <br />Architectural Review Board because if you approve something they don't like, it is going to be back here <br />anyway. Mr. Yager said he does not want the proposal to go to the Board of Zoning and Development and <br />have it embarrass this board by presenting the current landscaping proposal. He wants them to take <br />seriously the proposal for a landscaping program. Mr. Strelau asked for more input from the board. Mr. <br />Yager said they talked a lot about doing something along the front of the building, and the service areas. <br />He suggested that he check the previous meeting minutes. He added that the current landscaping plan <br />would not be the result of a conversation with Brian Zergott. Mr. Conway suggested that Mr. Strelau <br />attend the remainder of the meeting to see what Westfield brings forward. <br />K Schulz made a motion to approve the plan on the building and the lighting as submitted and to <br />hold off on approval on the landscaping plan until further review by the Architectural Review <br />Board. The proposal will return to the Architectural Review Board. The motion was seconded by J. <br />Nader and unanimously approved. <br />The clerk announced the proposal will return to the Planning Commission on July 22, 2003 at 7:30 and no further <br />notices will be sent. <br />V. NEW BUSINESS: <br />1. AutoZone, Inc., 24250 Lorain Rd.. PP#231-31-005 <br />The proposal consists of construction of a one-story masonry building and associated site work. Note: <br />Planning Commission addressed the proposa104/08/03 and approved the plans 7/8/03. <br />Anvlicant's Presentation <br />Mr. Berneburg, the project manager, came forward to address the board. He indicated the proposal went <br />before the Planning Commission last week and received approval. They are now seeking approval for the <br />landscaping plan. Mrs. Nader commented that the board had previously reviewed another AutoZone <br />proposal. Mr. Berneburg referred to the site plan and indicated the entire site is almost 100% blacktop. <br />They will reduce that significantly and will be adding green space. He said they will continue to use the <br />existing driveways in place. He said the trash corral is in the back and the handicapped parking is up front <br />by the entrance doors. <br />Board Questions and Comments <br />Mr. Yager asked what the dumpster enclosure is made of. Mr. Berneburg said he believes it is board on <br />board. Ms. Schulz asked if there is some reason it is not the same material that is being used on the <br />building. Mr. Berneburg said they are using concrete block on the building and he mentioned the block <br />samples on the table. Ms. Schulz asked if they could do a block enclosure for the dumpster. Mr. Yager <br />pointed out that the board always asks applicants to match whatever building materials are being used with <br />the dumpster enclosures. Ms. Schulz inquired about the lighting plan.
