The proposal it to 1) split Permanent Parcel Number 232-34-011 (approximately 1.7334 acres) into two <br />parcels, and 2) consolidate 1.1293 acres of Permanent Parcel Number 232-34-011 with Permanent parcels <br />Numbers 232-34-012, 232-34-013, 232-34-014 and 232-34-015. The consolidated parcel will be 7.1591 <br />acres. The location is on the north side of Lorain Road approximately 160 feet east of Ranchview Avenue. <br />Zoning for the portions of Permanent Parcel Numbers 232-34-011 through 232-34-015 within 500 feet of <br />the centerline of Lorain Road (south potion) is Retail Business, General. Zoning for the remaining portions <br />(north potions) of these parcels is B, Residence, Single. <br />The existing Ganley Real Estate Company and Rozakis Family, LLC parcels conform to the area <br />requirements of the Zoning code. The existing Ganley Real estate Company parcels 232-34-012, 232-34- <br />013, 232-34-014 and 232-34-015 do not conform to the lot width requirement of the zoning code. The <br />required lot width is 150 feet and the actual widths are approximately 89 feet, 89 feet, 107 feet and 81 feet, <br />respectively measured perpendicular to the mean lot depth line. <br />The proposed Ganley Real Estate Company parcel will conform to the area and lot width requirements of <br />the Zoning Code. <br />The proposed Rozakis Family, LLC parcel will conform to the area and lot width requirements of the <br />Zoning Code. Each of these parcels will have an <br />area of 0.2491 acre. The remainder of Permanent Parcel Number 233-07-009 will be approximately 3.9 <br />acres, with a frontage on Barton Road of approximately 32 feet. The location is on the south side of Barton <br />Road approximately 1,500 feet northwest of Bradley Road. Zoning for the portion of Permanent Parcel <br />Number 233-07-009 within 200 feet of the right of way line of Barton Road is B Residence, Single. <br />Zoning for the portion of Permanent Parcel Number 233-07-009 from 200 feet to 550 feet from the right of <br />way line of Barton Road is Residence, Multiple. Zoning for the remaining portion of Permanent Parcel <br />Number 233-07-009 furthest from Barton Road is Limited Industry, Industrial Park. <br />The existing parcel has split zoning. The three proposed parcels, 70 feet by 155 feet fronting Bradley <br />Road, will conform to the area, depth and lot width requirements of the Zoning Code. These parcels will <br />lie wholly within the B Residence, Single Zone. <br />The remaining portion of Permanent Parcel Number 233-07-009 will not conform to the lot width <br />requirements of the Zoning Code. The required lot width is 70 feet for B Residence, Single zoning, and the <br />actual width will be approximately 32 feet.
