<br />CITY OF NORTH OLMSTED <br />"TOGETHER WE CAN MAKE A DIFFE1tENCE!" <br />PI.ANNING COMMISSION <br />MINUTES - JUNE 24, 2003 <br />IN COUNCIL CHAMBERS <br />7:30 P.M. <br />I. ROLL CALL: Chairman Koeth called the meeting to order at 7:32 p.m. <br />PRESENT: R. Koeth, S. Hoff-Smith, W. Spalding, J. Lasko, and T. Hreha <br />ABSENT: C. Allan <br />ALSO PRESENT: Assistant Law Director B. O'Malley, Assistant Building Commissioner <br />T. Rymarczyk, and Assistant Clerk of Commissions A. Kilbane (Note: City Engineer G. Durbin <br />attended the last portion of the meeting, after attending Council committee meetings) <br />II. REVIEW AND CORRECTION OF MINiJTES: <br />The Planning Commission minutes dated May 27, 2003 have been submitted for approval. <br />Mr. Spalding said he has a minor correction on page ten, the third line down. He said he thinks Mr. <br />O'Malley meant to say the trailers would stay, instead of the bikes would stay. Mr. O'Malley indicated <br />that is correct. <br />R. Koeth made a motion to approve the manutes as amended. The motion was seconded by W. <br />Spalding and unanimously approved. <br />Mr. Koeth indicated that prior to the meeting a Berg Car Wash representative asked to be tabled. He <br />said the board will request they be withdrawn from the agenda. He said he would like to correct the <br />write up for the proposal. He indicated that instead of being a request for a use permit, it should be a <br />use variance. The city does not have a use permit. Mr. Koeth then mentioned it is a full agenda and <br />asked that representatives for each proposal be concise with statements. He said any audience <br />members who would like to be heard should have comments and questions ready to direct to the board. <br />III. BUII_,D1NG DEPARTMENT REQUESTS: <br />1. The Home Depot; 26241 Brookpark Road <br />Proposal consists of storage area enclosed by fence behind the existing garden center. <br />Applicant's Presentation: <br />Mr. Roy Garland from the corporate office, and Mr. Steve Colburn, the store manager came forward to <br />present their proposal. Mr. Garland indicated they would like to make a temporary fence permanent <br />that they use at the back of their garden center. It would extend the fence that they currently have in <br />the storage area and be a decorative fence to give them better operational abilities there for storage on a <br />year round basis. It would clean up the back of the store, help their neighbors, and give them moving <br />room. The board meinbers reviewed the plans with the applicant. <br />Questions and Comments: <br />Mr. Spalding asked if there will be any sales conducted in the back of the store. Mr. Garland indicated <br />there will be no sales in that area. He went on to explain that sales have been phenomenal and it has <br />been hard to keep enough product for customers. Mrs. Hoff-Smith asked if the materials for expansion <br />will match what is there now. Mr. Garland answered that it will match and the same contractor will be <br />doing the work. Mr. Koeth asked if there will be a roof on the storage area. Mr. Garland indicated it is <br />completely open-air storage. Mr. Spalding asked if they will have any security lighting in the area. <br />Mr. Garland said they will most likely have to add some lighting but he is uncertain what they will <br />need. He said he needs to check the electrical plan. Mr. Hreha asked where they envision putting <br />more lighting if it is necessary. Mr. Garland said he doesn't really believe he will have to add more as <br />he has two wall packs. Mr. Hreha explained that if they add more lighting they will have to come back <br />to the board. Mr. Koeth asked if any audience members had questions or comments. There were none.
