Landmarks Commission. If the developer chooses to separate the new development from the <br />previous development to heed some of the suggestions that have been made then they can go back to <br />the drawing board. <br />Resiclents concerns continueci: <br />Mr. Pacsuta reiterated his earlier request to raise the mound an additional 2-feet before the fence is <br />put in place. Mr. Beebe Jr. informed the board that they were lead to believe that they only had a <br />choice of either a 6-foot mound or an 8-foot fence. The fact that we could have a 6-foot mound and <br />a 6-foot fence atop that was never offered. They would prefer the combination of the mound and <br />fence, which would total 12-feet. He voiced that he would hate to see the corner buildings removed <br />just to expand a parking lot. Mr. Maxian a resident of Dewey voiced that he is concerned about the <br />building that was removed. Removing the building has increased the amount of noise and traffic <br />light spillage. He requested the mounds be extended the entire distance of were the building was <br />located. If that were done, he would be happy. He has tried to talk to the owner's attorney, but he <br />has yet to return any calls or keep an appointment that was made. The managers of the dealership <br />have been willing to meet with him and agree to extend the work but it is not shown on the plans. <br />He would like his back property blocked from any projects. His neighbors voiced a concern about <br />placing their home on the market before KIA completes their proposal. Councilman Limpert <br />voiced that the residents are concerned with the development that has been approved, they would <br />like to see the mounds, fencing and landscaping completed according to councils approval. The <br />applicants need to complete the work in the area in which the building was removed before starting <br />their next phase. Mr. Hreha voiced that the photometric plans were unacceptable and requested <br />proper photometric plans be submitted. Mr. Spalding questioned if the applicants should be sent to <br />the Board of Zoning Appeals. Lengthy discussion as to whether or not the applicants should be <br />referred to the Board of Zoning Appeals took place. Mr. O'1Vlalley reminded the board that <br />depending on what took place with the new buildings recently acquired a lot of the variances could <br />be eliminated and the numerous variances required include the newly acquired buildings. <br />W. Spalding repeated and added to his motion to table Halleen KIA of 27726 Lorain Road PP# <br />232-10-025, 232-10-024, and 232-10-023 until the developer has met with I,andmarks to <br />determine their role relative to this parcel. Both the old plans previously approved as well as <br />the new plans presented tonight are tabled. J. Lasko seconded the motion, which was <br />unanimously approved. <br />2. Wal 1VIart Deuartment Store No: 2316: 24801 Brookpark Road; <br />Proposal consists of expansion of the existing garden center, including steel picket fence, and Knee <br />wall which will match existing wall. <br />Acting Chairman Spalding called all interested parties forward to review the proposal. Mr. Harrison <br />came forward to represent Wal Mart. <br />Applicants Presentation: <br />Mr. Harrison suggested that they would like to expand the current garden center. The materials <br />will match the existing garden center. It will be knee wall with pilasters and ornamental fencing. <br />Mr. Spalding questioned if the garden store would extend along the front of the building and if there <br />would be pickups from the front of the expansion. Mr. Harrison indicated the addition would <br />extend the garden center along the front and towards the parking lot. There will be no area for <br />pickup or deliveries form this area, the gates that you see are strictly to move materials in and out <br />and for egress, in case of an emergency. Mrs. Hofff-Smith questioned if the applicant was stating <br />the gates were for emergency exits only. Mr. Harrison answered "yes" if the board is referring to <br />the gates that will be in front of the ramp. <br />Audience participation: <br />7
