knew but all the board would need to do is go to the web address enter an address and it will <br />direct you to the nearest store. Mr. Lasko voiced that there was one on Snow Road. He <br />questioned if the applicants had addressed the letter from the engineering department <br />regarding storm water retention issues. Mr. Berneburg indicated that he is not an engineer <br />however the condition is existing. The majority of the site now is blacktop and the new <br />development will be increasing the green space by 30% which will reduce the runoff by 30%. <br />The water that will runoff will run to the back of the site and not towards Lorain Road so <br />they are requesting a relief from this requirement. Mr. Spalding questioned if the applicants <br />discussed their wishes with the engineering department. Mr. Berneburg suggested that the <br />engineers were working with the Engineering department, but they are looking for the board <br />to release them from that letter of the law. They are trying to stay away from an expensive <br />underground storm water retention system. <br />Board members comments; <br />Mrs. O'Rourke voiced that she would not be willing to consider the proposal unless the <br />engineering department put something in writing regarding the storm water. Mr. O'Malley <br />suggested that the applicants are requesting a variance from this board regarding the storm <br />water requirements and he did not think it was appropriate. Mrs. Hoff-Smith commented <br />that if the applicants were using the existing building that would be one thing but this is <br />entirely new therefore it should comply to all building and zoning codes. Those regulations <br />were put in place to improve the city and the board should not back off upholding those <br />requirements. Mr. Spalding remarked that it was up to the applicant to comply with <br />whatever the City requirements are and the engineering department would have to report on <br />any modifications from what is required. This matter has to be resolved before this can be <br />approved. He questioned if the dumpster would be fully enclosed and questioned the lighting <br />that will be used. Mr. Berneburg indicated that the dumpster would be fully enclosed and <br />the there would be three block lights proposed one along either sides entrance and one to the <br />right of the building and will be down lit. Mrs. Hoff-Smith questioned where the <br />photometric sheet was. Mr. Berneburg suggested that between their making application and <br />the new lighting ordinance being past they have not had an opportunity to get the <br />photometric plan done. Mr. Spalding questioned the proposed parking. Mr. Berneburg <br />suggested that there would be no rear parking the parking will be along the front and sides. <br />The Three box lights will be sufficient to illuminate the parking area. Mrs. O'Rourke <br />suggested that the board should not address the proposal until the engineering's issues are <br />resolved. Mr. Spalding questioned if the applicants had received a copy of the engineer's <br />letter and if they had addressed any of the nineteen comments. Mr. Berneburg commented <br />that they received the letter from the engineer, most of the issues regard the storm water <br />management, and their engineers will have to address those. They have not submitted a <br />response letter to date but will. Mr. Lasko felt that the length and type of issues in the letters <br />would require new plans be submitted, therefore the board should table the proposal until the <br />issues are addressed. Mr. Spalding questioned if the applicant would like more time and <br />return once they have addressed the engineering issues. Mr. Berneburg indicated that they <br />would be willing to return. Mrs. Hoff-Smith questioned what type of fencing material <br />would be used. Mr. Berneburg reviewed that the fence would be around the entire <br />perimeter of the site. <br />W. Spalding motioned to table AutoZone Inc. of 24250 Lorain Road their request until <br />such times that the drawings are modified to comply with the engineering department <br />2
