IZOLL CAI,L: <br />Chairman Koeth called the meeting to order at 7:30 p.m. <br />PRESENT: Chairman R. Koeth, Board members; W. 5palding, T. Hreha, S. Hoff-Smith and J. <br />Lasko. <br />ALSO PRESENT: Assistant Law Director B. O'Malley, Building Commissioner D. Conway <br />and Clerlc of Commissions D. Rote. <br />ABSENT: Boai-d members; K. O'Rourke and C. Allan. <br />U. REVIE, VV AND CORfdECTION OF MINUTES: ,. <br />The Planning Commission minutes dated January 14, 2003 have been submitted for approval. <br />R. Koeth niotioned to approve the Januaiy 14, 8003 Planning Comrtaission minutes as <br />writtedi. W. Spa9ding seconded the motion, which was unanianously approved. <br />III. BUILI)ING fl)EPAR'I'ME1VT IgEQUES'I'S: <br />Daiiiel E I!'Iai•gulies (Pepuer ,Toe's Restaurant); 24532 Lorain Itoast: <br />Proposal consists of interior renovation for restaurant including new handicapped ramp, canvas <br />canopy, railings, signage, etc. Note: Variances will be required as well as easement agreement <br />& lot consolidation. <br />Chairman Koeth called all interested parties forward to review the proposal. Mr. Margulies the <br />Designer, Mr. Milloy the Architect and Mr. George the Owner were present to review the <br />proposal. <br />Applicants pi-esentataon: <br />1VIr. Mao•gulies reviewed that the proposal was returning to the Planning Commission, as they <br />now require variances. They have met with the Architectural Review Board twice and have <br />made many changes, which now require variances. He further reviewed that because the <br />Buckeye Bowling alley has more than one owner and is tied to the Fairview Park bowling <br />lanes it would not be possible to receive an easement. However, Buckeye Lanes has assured <br />thein that they had no objections to them using their site. There will be no parking variances <br />required. However, a buffering issue requires a variance. 1VIr. IVIargulies indicated that the <br />rear area of the site is the reason the buffer variance is required. Mr: George voiced that the <br />buffer variance is required because a large truck would not be able to turnaround. They <br />thought they had enough room, buf if an emergency truck went in the back of the site, he <br />would not want it to be stuck back there. A car can back in and maneuver in the space more <br />fi-e?ly. The bowling alley is a conglomerate and to produce an easement is a legal hassle, so <br />they voiced that they could use their site, but without an easement.
