<br />Ms. Wenger recommended the commission table the proposal until meeting next, requesting the <br />owner be present and send the applicant to the Board of Zoning Appeals addressing the variances <br />requested. <br />W. Spalding moved to send Rosati's Custard to the Board of Zoning Appeals with the <br />following recommendations; 1. The rear yard setback variances be granted. 2. The 8 foot 8 <br />inch variance for side yard setback also be granted. 3. The special permit to add to a non- <br />conforming building be granted. The site is a challenging site and the variances are <br />needed to accommodate the cooler. R. Koeth seconded the motion which was unanimously <br />approved. <br />R. Koeth moved to table Rosati's Custard (former Blimpie's) of 26261 Lorain Road with <br />the following recommendations; <br />1. Applicants are to follow the recommendations of the Architectural Review Board. <br />2. Planning Commission recommendations to have a landscaping plan around the cooler <br />to cover at least half the height of the cooler. <br />3. The abandoned light pole is to be either removed or painted. <br />4. There is to be consideration for additional landscaping if there is cafe seating which will <br />be placed along the sidewalk. If it is state land get their approval. <br />5. There are to be shades on the wall packs. <br />W. Spalding seconded the motion, which was unanimously approved. <br />The chairman advised the applicants that prior to their return they should meet with the City <br />Planner to work things out. The clerk advised the applicants of the dates of the Board of Zoning <br />Appeals and the next Planning Commission meeting they would attend and how many plans <br />would be required. <br />VI. COMMITTEE REPORTS <br />The Planning Commission members will review their 2005 proposed meeting dates at their <br />December 14, 2004 meeting. <br />Ms. Wenger announced that the committee of the whole meeting to address the Master Plan was <br />rescheduled for November 22, 2004 at 7:00 p.m. at the North Olmsted Senior Center. She will <br />send the commissioners more information on the meeting at a later date. The next workshop for <br />the streetscape plan will be Thursday, December 2, 2004, at the North Olmsted Library and <br />include lunch. The meeting will start at 11:30 a.m. and include members of the business <br />community and retailers in those areas we have identified for streetscape improvement so the <br />consultants can receive input. <br />VII. LEGISLATION <br />VIII. ADJOURNMENT I <br />R. Koeth moved to adjourn the meeting and excuse the absences of board members S. <br />Hoff-Smith, T. Hreha and J. Lasko. W. Spalding seconded the motion which was <br />unanimously approved. Meeting adjourned at 8:45 p.m.
