, ?. <br />Consolidation Plat for Carnegie Management and Development Corp. Parcel E <br />The proposal is to consolidate Permanent Parcel Numbers 236-05-001 (approximately 24.14 acres) and <br />Permanent Parcel Number 236-07-014 (approximately 0.53 acre) into one parcel. The consolidated <br />parcel will be 24.6821 acres. The location is on the north side of Brookpark Road, south of Mitchell <br />Drive and Linda Drive, approximately 300 feet east of Great Northern Boulevard and approximately <br />325 feet west of Columbia Road. Zoning is mixed Use "D" District. <br />Chairman Koeth requested department reports. Ms. Wenger stated that she approved the consolidation <br />of all parcels shown on the plat with the except of the Columbia Road parcel as the Columbia Road <br />parcel is zoned dif.ferently then the other parcels. Consolidating that parcel with the remaining parcels <br />will create split zoiung, which is not something the Planning commission would want to do. It would <br />also create another access point onto Columbia Road. Her recommendation is to take the Columbia <br />Road parcel flut of the consolidation plat. Mr. Durbin stated that assistant Engineer reviewed the <br />current plat and the applicants are not the current owners. It is the understanding of the Engineering <br />department that the sale will be final on September 15, 2004, but the city will have to hold the revised <br />plat until the applicants are in fact the owners. He advised Mr. Berryhill to submit the revised plat to <br />the county as it would take about three days for their review. Then submit the new plat to the City <br />before September 15, 2004. Mr. 0'Malley indicated that he agreed with the Planning Director and the <br />Engineer to not include the parcel on Columbia Road. If approved the applicants should be advised to <br />submit a revised plat eliminating the Columbia Road parcel. There should also be the condition that <br />the original plat/mylar be held by the engineer and not signed or recorded until sufficient evidence is <br />shown that the owiiers are those listed on the plat. The board believed that if the outer parcel was not <br />combined with the main parcel the consolidation would not be required. The applicants indicated that <br />current plats chows 28 individual lots. Therefore, those lots need to be consolidated and shown as one. <br />The applicants thotight the Coluinbia Road parcel were zoned mix use D as well but if it is Residential <br />they also would prefer to keep it separate. <br />J. Lasko moved to approve the consolidation of the following permanent parcels into one <br />permanent parcel which will be designated as 236-05-001. The following list is the parcels to be <br />consolidated: 236-07-014; 016; 021; 022; 107, 236-05-001; 002; 003; 004; 005; 236-05-006; 007; <br />008; 009; 010; 236-05-011; 012; 065; 066; 236-05-023; 024; 025; 026; 027; 236-05-028; 029; 030; <br />031, into one peiā¢manent parcel for a combined total of 24.14 acres. 236-07-014 will not be <br />consolidated or included with the consolidation. This includes the condition that a new <br />plat/Mylar be submitted which is consistent with the above description. The plat/Mylar is to be <br />held until the ow»ership of record conforms to the descriptions as provided on the plat. S. Hoff- <br />Smith seconded the motion which is unanimously approved. The applicant was advised that the <br />sooner the play/Mvlar was submitted the sooner it could be signed off. <br />VII. COIVIMITTEE REPORTS <br />Board members were reminded of the September 18, 2004 workshop for the various boards and <br />commissions. Chairman Koeth advised that the September 14, 2004, meeting is canceled. <br />VIII. ADJOURNMENT <br />Chairman Koeth moved to adjourn the meeting. W.
