Applicants will mask the building massing of tlae 'I'arget building as shown on the <br />preliminary concept by breaking up the elevations with different heights and depths and <br />by installing roofline elements and building materials that vary the look from a solid wall. <br />7. Applicants will construct architectural features on the southerly elevation of all buildings, <br />within the variance limits for height, to create the lifestyle look or the original rendering. <br />8. The proposal consists of ground signs <br />The following variances are requested: <br />1. A variance for traffic hazards (sign locations), (code permits none, applicant shows 2 signs), <br />section (1163.17 (A)). <br />2. A variance for 2 additional ground signs, (code permits 1, applicant shows 3), section (1163.26 <br />(A)). <br />3. A 57 foot variance for ground signs spacing, (see note 91), (code requires 200 ft., applicant <br />shows 143 ft.), section (1163.26 (A)). <br />4. A 145 foot variance for ground signs spacing, (see note 42), (code requires 200 ft., applicant <br />shows 55 ft.), section (1163.26 (A)). <br />5. A 12.5 foot variance for ground sign (location from side lot line), (code requires 20 ft., applicant <br />shows 7 ft. 5 inch), section (1163.26 (B)). <br />Which is in violation of Ord. 90-125 sections (1163.17 (A)), (1163.26 (A)), and (1163.26(B)). Note <br /># 1 This variance for space between existing ground sign and new grounds sign. # 2 This variance <br />for space between new ground signs and new directional sign. <br />Chairman Maloney called all interested parties forward to be sworn in and review the request. Mr. <br />Belknap with MC Sign Company came forward to be sworn in and review the request. The applicant <br />requested permission from the owner to remove a parking space and approval was denied. Corrected <br />plans were submitted to the board. The board indicated that the owner and tenant were asked to <br />attend the meeting to address the signage. Mr. 0'Malley voiced that the board had questions for the <br />landlord that only he can address. Building Commissioner Conway requested a mock sign be placed <br />on the site so that the safety forces could view the sign for safety issues. The board questioned why <br />the tenant was not allowed to place their sign on the tenant sign. The applicant indicated that there <br />was no space on the main sign as there were more tenants than spaces on the sign. The board feels <br />that the entire strip center should be addressed at once. Mr. Maloney would like to table the issue <br />and requested the tenant and landlord be present to work something out. <br />J. 1Vlaloney motion to table Bank One of 4763 Great Northern Blvd until meeting next. N. Sergi <br />seconded the motion which was unanimously approved. <br />IV. COMMUNICATION: <br />Mr. Maloney indicated that the board received a letter from the City Engineer regarding drainage <br />problems requesting the Board of Zoning Appeals take swells and easements into consideration when <br />granting variances. Mr. Kremzar responded to Mr. Durbin's letter indicating that without being <br />provided proper information regarding swells and easements there is no way for the board to know if <br />in fact either item is an issue. Mr. Conway voiced that his department does not allow applicants to <br />place sheds on easements. However, if the board would like he would send each application to the <br />engineering department for review and comments. <br />9
