ARCHITECTURAL BOARD OF REVIEW FEBRUARY 18, 1987 PAGE 2 <br />fence. Mr. Pattison questioned if the 20 foot wide drive would be <br />adequate especially since Bradley Road is only 16 feet wide. Mr. Hardy <br />stated that most deliveries are by United Parcel or by vans, and that <br />only once did they have a tractor trailer delivery. Mr. Pattison would <br />like the Planning Commission and the Safety Department to check the size <br />of the drive since he is concerned because there would only be limited <br />access around the building for fire equipment. He is also questioning <br />the angle parking shown on the plan and indicating a one way drive. Mr. <br />Del Giudice stated that parking is to be changed to straight -in spaces. <br />Mr. Hardy advised that he was required by ordinance to have 22 parking <br />spaces, but that he would need only about half that number since he <br />only has 10 employees. Mr. Pattison stated that if the parking spaces <br />are not needed based on the owners experience, that perhaps the Plan- <br />ning Commission would agree that some of the spaces in the front or the <br />rear could be land -banked for future use, if necessary. Mr. Hardy would <br />like to do this, but did not want to request a variance. Mr. Zergott <br />suggested that the dumpster be enclosed on three sides with gates on <br />the front and Mr. Pattison suggested that a smaller enclosure might be <br />adequate or perhaps the dumpster could be kept inside. It was explained <br />that slab on rear of building will be used for picnic tables at present <br />and possibly for future expansion. Mechanical equipment will be inside <br />and condenser will be mounted on a pad in the rear. Mr. Pattison sug- <br />gested that door on brick wall should be a darker color. D. Pattison <br />moved to accept this proposal with the stipulation relative to perpen- <br />dicular parking in the parking area; to accept the materials as submitted; <br />to note there will be no roof top equipment; and that it would be the <br />Board's recommendation that based on the owners actual parking require- <br />ments based on his history in the business, that Planning Commission <br />consider a reduction and land -banking the unrequired spaces at this time; <br />that a complete wood enclosure with gates be constructed around the <br />trash container; and that the Board does not recommend that the buffer <br />area in the rear be landscaped, seconded by J. Britton, and unanimously <br />approved. J. Britton moved to approve the ground sign as submitted, <br />seconded by M. Case, and unanimously approved. <br />2) Nightfall Night Club, 30850 Lorain Road <br />Review of site plan. <br />(Heard by Planning Commission January 27, 1987) <br />Proposal was withdrawn by the developer until the meeting of March 18th. <br />Mrs. Case would like the Board to institute some program to keep the existing <br />landscaped areas maintained properly. <br />VI.
