In response to resident concerns, Ms. Lieber said churches are conditional uses in residential <br />districts. In the area where the parcels would join, there is not enough room to build a building <br />and parking would be nearly impossible due to the required setbacks. Mr. O'Malley said the <br />rules allow for the Commission to table the proposal but the approval is part of a larger property <br />transaction. Chapter 1101.07 says the Commission "shall" approve the lot split/consolidation if <br />the resulting lots comply with the standards. The proposal does not need to get final approval <br />from City Council. Ms. Nader said it appears that the lots comply with the code, the neighbors <br />have a safety net regarding the development of the property, the church is aware that the <br />neighbors would like it to remain green space and the Church is aware of setback requirements <br />for future development, so she believed it should be approved as submitted, Mr. Malone and Mr. <br />Rerko agreed. <br />Mr. Malone moved, seconded by Mr. Rerko, to approve 19-13029; North Olmsted <br />Evangelical Friends Church; 5665 Great Northern Boulevard consisting of splitting off the <br />rear of single family residential PPN 236-11-016 (25266 Butternut Ridge Road) and <br />consolidating it with PPN 236-11-017 (church parcel at 5665 Great Northern Boulevard), <br />motion passed 6-0. <br />ADJOURNMENT <br />With no further business the meeting adjourned at 7:48 pm. <br />Greg Malone, Chair <br />7 (9 <br />App oved <br />Nicole ambo -Ackerman, Administrative <br />Assistant <br />
