since moss could grow on concrete also. Mr. Tamimi said the parcel is not unique but the shade
makes it difficult for the plants to grow and the pavers need to be cleaned each year. Mr. Allain
understood the applicant's reasoning but did not see the hardship. Mr. Raig believed there are
available landscaping solutions without using concrete, Mr. Mackey and Mr. Papotto agreed.
Mr. Allain moved, seconded by Mr. Mackey, to approve the following variances for 19-
14222; Salwa Alhaja; 23741 Curtis Drive:
1. A variance for a patio in the front yard; code permits accessory structures only in rear
yards of residential lots, applicant shows patio in the front yard, Section 1135.02(C)(1).
2. A 9 ft. 6 in. variance for setback of the patio; code requires patios attached or
contiguous to the principal structure to meet the required setbacks of the principal
structure; applicant shows patio encroaching into the existing non -conforming front
yard, Section 1135.02(C)(4).
Motion denied 0-4.
19-14466; Mark Madden; 4530 Selhurst Road
Representative: Mark Madden, owner
Proposal consists of a shed. Property is zoned B -One Family Residence. Note: Proposal was
tabled at the August 5, 2019 meeting.
The following variance is requested:
1. A 20 sq. ft. variance for an accessory storage building; code permits 100 sq. ft., applicant
shows 120 sq. ft., Section 1135.02(C)(2).
Ms. Lieber explained that for lots under 10,850 square feet, accessory storage structures of up to
100 square feet are permitted. Cuyahoga County lists the property as 8,639 square feet but GIS
measurement shows the lot is closer to 9,600 square feet in size. For the purposes of zoning, the
lot area inside the lot lines, not including any dedicated street right-of-way, is counted. Mr.
Madden is looking for extra storage space. He has been a North Olmsted resident since 1980 but
his home is small and has limited storage space. He was willing to turn the shed so the shorter
side of the shed would be parallel to the street if the Board was in favor of it. Mr. Madden said
he has multiple lawn maintenance machines that need to be stored. Mr. Allain asked what the
permitted shed size would be for a lot larger than 10,850 square feet, Ms. Lieber said a 150
square foot shed would be permitted. Mr. Allain thought the burden has been met, Mr. Papotto
agreed and thought the lot square footage is close to the next level. Mr. Mackey believed the
proposal was reasonable due to the size of the equipment.
Mr. Allain moved, seconded by Mr. Papotto, to approve the following variance for 19-
14466; Mark Madden; 4530 Selhurst Road:
1. A 20 sq. ft. variance for an accessory storage building; code permits 100 sq. ft.,
applicant shows 120 sq. ft., Section 1135.02(C)(2).
Motion passed 4-0.
19-14777; Jay Blackmur; 6357 Brighton Drive
Representatives: Jay Blackmur, owner; Brett Albright, contractor, 7849 Valley Villas Drive,
Parma, OH
Proposal consists of a dwelling addition.
