Mr. Raig moved, seconded by Mr. Mackey, to approve the following variance as amended
for 19-14813; Lee Koch; 5947 Mackenzie Road:
2. A variance to retain a portion of gravel driveway, as noted in the plan submitted at the
meeting.
Motion passed 4-0.
19-14814; Emil Morad, Jr.; 5536 Columbia Road
Representative: Emil Morad, Jr., owner
Proposal consists of a driveway extension and parking pad. Property is zoned A -One Family
Residence.
The following variances are requested:
1. A 27 ft. variance for driveway extension beyond a garage; code requires that a driveway
extend no further than the most distant point of the garage from the access street, applicant
shows driveway extending approximately 27 ft. beyond rear of garage, Section
1135.02(B)(2)(d).
2. A 2 ft. variance for length of a parking pad; code allows a maximum length of 18 ft. as
measured from the existing driveway edge to the far end of the pad, applicant shows 20 ft.
length; 1135.02(B)(3)(b).
Ms. Lieber stated that the applicant is proposing to extend their driveway beyond the existing
garage and install a parking pad. The parking pad is slightly larger than code permits. Driveways
are not permitted to extend beyond the farthest extent of the garage from the street, and the
proposed drive shows an extension of about 27 feet from the rear of the garage. Dimensions for
the extent of the drive is an estimate based on the drawing submitted and measurements taken
from GIS. Mr. Morad said the garage was built in 2007 and he intended to install a drive to the
rear entrance, but the driveway regulations have changed since then. His trailer has been stored
on the side of the garage on blocks but the neighbors want it to be on a parking pad. He has many
health care professionals visiting his home so he cannot put the trailer in front of the garage. Ms.
Lieber pointed out that the parking pad is permitted in the rear yard but a driveway cannot extend
past the rear of the garage, therefore requiring a variance in this instance. If the parking pad was
proposed to be installed in the front yard, the neighborhood would be impacted more, so Ms.
Lieber supported the variance.
Mr. Allain moved, seconded by Mr. Papotto, to approve the following variances for 19-
14814; Emil Morad, Jr.; 5536 Columbia Road:
1. A 27 ft. variance for driveway extension beyond a garage; code requires that a
driveway extend no further than the most distant point of the garage from the access
street, applicant shows driveway extending approximately 27 ft. beyond rear of garage,
Section 1135.02(B)(2)(d).
2. A 2 ft. variance for length of a parking pad; code allows a maximum length of 18 ft. as
measured from the existing driveway edge to the far end of the pad, applicant shows 20
ft. length; 1135.02(B)(3)(b).
Motion passed 4-0.
19-14905; Kathleen Garran; 26621 Butternut Ridge Road
Representatives: Kathleen Garran & Timothy Campbell, owners
