PLANNING & DESIGN COMMISSION <br />CITY OF NORTH OLMSTED <br />MINUTES OF APRIL 29, 2020 <br />ROLL CALL <br />Mr. Malone called the meeting to order at 7:01 pm via online public meeting. <br />Present: Dave Anderson, Greg Malone, Julie Nader, Humberto Olivos, Tom Patton, Paul <br />Schumann, Darrick Matthews (arrived during Dunkin Donuts discussion) <br />Staff: Planning Director Kim Lieber, Assistant Law Director Bryan O'Malley, City Engineer <br />Pietro DiFranco, Administrative Assistant Nicole Rambo -Ackerman <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Malone moved, seconded by Ms. Nader, to approve the Planning & Design <br />Commission minutes of April 22, 2020, motion passed 6-0. <br />NEW BUSINESS <br />20-16232; Matt & Barbara Simoncic; 5770 Canterbury Road <br />No representatives were present. <br />Ms. Lieber said this is a lot consolidation of two similarly zoned parcels where the house <br />straddles the property line. The owner is proposing to build an addition which brought this <br />situation to light. Mr. DiFranco did not have an objection to the proposal. <br />Mr. Anderson moved, seconded by Mr. Schumann, to approve 20-16232; Matt & Barbara <br />Simoncic; 5770 Canterbury Road, consisting of consolidating two parcels (PPN 235-24-020 <br />and 235-24-021) into a single 0.4047 -acre parcel, motion passed 6-0. <br />19-13405; Dunkin Donuts; 5581 Stearns Road <br />Representatives: Timothy Stasiak, Fabo Architecture, 5476 Berkshire Drive; Daniel Rini, Rini <br />Realty, 1358 Manor Park, Lakewood, OH <br />Ms. Lieber stated that the proposal consists of a new drive-through restaurant and site <br />improvements. The property is zoned B-3 General Business and abuts commercially zoned <br />property to the east and residentially zoned property (Forest School) to the north. The property <br />has frontage on both Lorain and Stearns Roads. The applicant proposes to construct a new drive- <br />through restaurant in the portion of the lot north of the existing Rite-Aid building. The area <br />between the existing and proposed building is being reserved for potential future development. <br />The building is just under 2,400 square feet. Primary building materials include gray tone utility <br />brick, split face block and hardie board siding with white trim and a gray shingle roof. The <br />aluminum and glass storefront will have orange awnings, and pink and white metal trim accents <br />are shown in the tower element. HVAC units will be roof mounted and screened using white <br />vinyl fence material. The project necessarily involves disruption to a significant number of <br />existing mature trees on the site.
