Mr. Malone thought the proposed landscaping provides a good buffer between the new building <br />and the existing trees, especially to the north and east. He thought the proposed plant selection <br />around the building was really good and asked the landscaper to use the plants selected since <br />they work well in the area. He asked if the existing storage container was considered when <br />determining the traffic patterns. Mr. Rini said Rite Aid does not plan on removing the storage <br />container at the moment. Mr. Malone asked if the unit was approved by the City and thought <br />something needs to be done to make it look better, whether it's a permanent structure or painting <br />the container, since it won't be the back of the building anymore. <br />Ms. Nader was also concerned about the height of the fencing at the top of the building. She <br />wanted to make sure the HVAC unit is installed away from the fencing so it would not be <br />visible. She asked if the traffic study was for the parcel or for the Lorain -Stearns intersection. It <br />is hard to tell if the storage container was included in the traffic study to determine the two-way <br />traffic pattern. Mr. Stasiak said the architectural drawings show a minimum of 24 feet between <br />the new building and storage container. <br />Mr. Anderson suggested that the landscape plan include guards for the trees to protect them from <br />deer rubbing their antlers on them. Mr. Schumann asked if it would be right -turn only onto <br />Stearns Road, Ms. Lieber said it would be. Mr. Schumann spoke with Jack Boss, the neighboring <br />property owner, and he asked that the pine trees along the property line be removed. Mr. Malone <br />did not have issues with removing the scraggly -looking pine trees along the property line. Mr. <br />Schumann said Mr. Boss removed the trees on his property already. <br />Ms. Nader moved, seconded by Mr. Schumann, to approve the development plan for 19- <br />13405; Dunkin Donuts; 5581 Stearns Road, conditioned on the following: <br />1. Offsite Stearns Road improvements are to be constructed with this project <br />2. Stormwater management inspection shall be submitted prior to permits being issued <br />3. The revised traffic study showing the 2,364 square foot building shall be provided <br />4. No curb cut will be installed if the grassy area is developed <br />5. The PVC rooftop fencing shall be 42 inches tall to meet the OSHA Standard 1910.29 <br />Fall Protection and the HVAC unit shall be installed away from the fencing so it is not <br />visible <br />6. Provide metal coping details for the top of the masonry wall <br />7. The orange fiber cement board with lettering shall be recessed into the masonry wall <br />8. The edges of the sign foundation shown in detail 7 on page AS -2 shall be beveled <br />9. The landscape plant list presented shall be used and no substitutions used <br />10. Provide aesthetically pleasing improvement to the shipping container located on the <br />north side of the Rite Aid building <br />11. Provide deer protection on the new deciduous trees <br />12. Remove existing mature pine trees along the east property line <br />Motion passed 7-0. <br />COMMUNICATIONS <br />Administrative Approvals <br />An amendment to the Raising Cane's landscaping was approved. <br />
