BUILDING & ZONING BOARD OF APPEALS
CITY OF NORTH OLMSTED
MINUTES OF SPECIAL MEETING MAY 18, 2020
ROLL CALL
Chairman Allain called the meeting to order at 4:30 pm via online public meeting.
Present: Eric Allain, Bob Papotto, Ralph Mackey, Suzie Patton, Dan Rahm
Staff: Law Director Michael Gareau, Jr., Planning Director Kim Lieber, Administrative Assistant Nicole
Rambo -Ackerman
RESIDENTIAL APPEALS AND REQUESTS
20-16344; Jason Wood; 5590 Pheasants Walk Drive
Representative: Jason Wood, owner
Proposal consists of a fence on a corner lot. Property is zoned B -One Family Residence.
The following variance is requested:
1. A 5 ft. variance (approximate) for setback of a fence constructed on a corner lot in the side and rear
yards abutting a side street (Wood Path Drive); code requires 20 ft.; applicant shows approximately
15 ft.; Section 1135.02(D)(3).
Ms. Lieber stated that the applicant proposes to install a 6 -foot vinyl fence in the side yard of his corner
lot. A 20 -foot setback for a fence of this height is required, the applicant shows a setback of
approximately 15 feet at the closest point to the ROW. Mr. Wood updated the previous proposal based on
feedback from the May 4, 2020 meeting so that the fence would be in line with his rear neighbor's fence.
Ms. Lieber said a portion of fence is proposed in a drainage easement and the city engineer has requested
a gate be installed at the northwest corner of the property, which has been included. Mr. Rahm liked that
the fence was in line with the neighbor's fence. Ms. Patton agreed and thought the new location would
look better, Mr. Mackey agreed. Mr. Papotto suggested that another gate may be helpful on the other end
of the property since the drainage easement runs through backyards in that area.
Mr. Papotto moved, seconded by Mr. Mackey, to approve the following variance for 20-16344;
Jason Wood; 5590 Pheasants Walk Drive:
1. A 5 ft. variance (approximate) for setback of a fence constructed on a corner lot in the side and
rear yards abutting a side street (Wood Path Drive); code requires 20 ft.; applicant shows
approximately 15 ft.; Section 1135.02(D)(3).
Motion passed 5-0.
I:111111g:710104a 1
With no further business, the
adjourned at 4:41 p.m.
Nicole R bo -Ackerman, Administrative
Assistant
