The applicant proposes to construct a three -season room on the rear of the dwelling. Ms. Duns wants to add a three -season room where the current patio is. <br />The 12 -foot by 12 -foot structure would not be big and would be just off the dining room. Property is zoned A - <br />One Family Residence. <br />1. A 7 ft. variance for the setback of a fence in the side and rear yard of a corner lot; code <br />requires 20 ft. applicant shows 13 ft., Section 1135.02(D)(3). <br />Note: The new fencing will vary in setback from 13 ft. to 16 ft. 9 in. from the property line. <br />There are two types of proposed fencing. The fence proposed parallel to Blossom Blvd on the <br />north side of the property is a 6 ft. high white solid vinyl fence. The fence along the rear yard <br />(northwest area of property) is 4 ft. high chain link. <br />The applicant proposes to construct a fence on their corner lot in the side and rear yard. The <br />fence parallel to the side street will be a six-foot high vinyl and the fence along the rear property <br />line will be a four -foot high chain link. Fences at this height must be set back a minimum of 20 <br />feet from the side lot line, the fence is 13 feet from the lot line at the closest point. Ms. Beetler <br />did not realize there were rules that needed to be met when installing the fence. She is requesting <br />the variance for curb appeal and to use most of her yard. Ms. Lieber pointed out that there is a <br />drainage easement behind the home that would need to have access maintained. Mr. Gareau <br />suggested wording the motion to be subject to the conditions of the City Engineer as required by <br />the Engineering Code. Mr. Mackey thought that given the curvilinear shape of the side yard, the <br />proposed drawing showed her need for a little more backyard space. <br />Mr. Papotto moved, seconded by Mr. Mackey, to approve the following variance for 21- <br />18950; Zoe Beetler; 3840 Dover Center Road subject to any conditions of the City Engineer <br />as required by the codified ordinances: <br />1.
